Why North Loop's walkable vibe still feels uniquely Austin

While much of Austin has changed, North Loop holds onto the city's eccentric local charm. This old-school neighborhood is centered on North Loop Boulevard, a walkable strip of vintage shops, indie stores and cocktail bars. Step off the boulevard, and you’ll find tree-lined blocks of bungalows. Add in the University of Texas at Austin just 3 miles southwest, and it's easy to see why students, faculty and longtime Austinites all call North Loop home.

Midcentury bungalows, new builds and wide price ranges

The homes are a big part of North Loop's eclectic vibe. The neighborhood is best known for its midcentury bungalows, cottages and ranch-style houses, some with original details intact and others renovated or expanded over the years. If you want something more modern, new construction is popping up across North Loop, and detached condos that live like standalone homes have become more common, too.

North Loop's median sale price is in the high $500,000s, lower than in Hyde Park and Clarksville, making it a favorite for buyers who want an old-school Austin neighborhood without the premium price tag. As local Realtor Emily Waldmann puts it, "Those in the know, know." Midcentury homes typically sell from the low $400,000s to the mid-$900,000s, while modern single-family builds run from the high $600,000s to well over $1 million. Condos generally fall between the low $300,000s and high $500,000s.

Best local restaurants, vintage shops and bars in North Loop

Independent shops and restaurants outnumber the big chains here. “North Loop is a really cool pocket that's kept the old Austin weird and local vibe,” Waldmann says. “It feels very authentic Austin.” North Loop Boulevard is the main hub, but Airport Boulevard has its share of local businesses, too. For a full day of shopping and dining, you might:

  • Start the morning at Epoch Coffee or Nervous Charlie's Bagels
  • Browse vintage stores like Blue Velvet and Room Service Vintage
  • Grab lunch at Home Slice Pizza or JewBoy Burgers
  • Dig through the shelves at Breakaway Records and We Luv Video
  • Meet friends for cocktails at Drinkwell or Workhorse Bar
Nights out might mean improv at The Hideout Theatre, jukebox jams at Barfly's or a game of pool at The Grand. The best part is that most of these spots are just a short walk or bike ride from home. Everyday errands aren't far either, with H-E-B and Target right along Interstate 35.

Highly rated public and private schools serve the neighborhood

North Loop is part of the Austin Independent School District. Kids in the neighborhood head to Reilly Elementary School, which earns a B-plus from Niche, and then Lamar Middle School, which scores an A-minus. From there, they feed into McCallum High School, an A-rated campus that's home to the district's Fine Arts Academy. If you're looking at private options, Griffin School is right nearby and earns an A+ from Niche for its arts-focused college-prep program.

North Loop blends walkability with highway and transit access

You can get by without a car, but most residents have one. “What's nice about North Loop is you want a car, but then you can walk to coffee shops, then to a vintage store and walk home,” Waldmann says. North Loop is also bike-friendly, with flat streets and bike lanes connecting to the Shoal Creek Trail.

You can easily hop on I-35 or North Lamar Boulevard and make the 4-mile drive to downtown Austin in roughly 10 to 30 minutes. Transit access is another perk. CapMetro Rapid buses run along North Lamar, connecting North Loop to UT Austin, downtown and SoCo in minutes. Local bus routes fill in the gaps.

Where to find parks and green spaces around North Loop

North Loop doesn't have a big neighborhood park, but residents make the most of small green spaces and nearby options. Bruning Green is a pocket park maintained by the North Loop Neighborhood Association, which also hosts events there throughout the year. A short walk or drive puts you at outdoor spaces like:

  • Shipe Neighborhood Park, with a shaded playground, tennis courts and a pool
  • Triangle Commons Pocket Park, which hosts a weekly farmers market
  • Mueller Lake Park, known for its walking loop and open-air amphitheater
Two new public parks are coming to East Koenig Lane through the Hangar and Leif Johnson Ford redevelopments, adding more than 2 acres of new green space, protected bike lanes and wider sidewalks along Koenig.
