From midcentury bungalows to million-dollar new builds
Rosedale's midcentury roots mean it's full of cozy bungalows, cottages and ranch-style homes. “It's very charming, and that's what people want when they're moving into older neighborhoods,” says Jimmy Gilmore, a broker with Jimmy Gilmore & Co. who has decades of experience selling homes in the neighborhood. “People in Rosedale talk to one another. In other parts of town, the garage doors open, people go inside and then you never see them. That's not the case in Rosedale.” Some of the original homes have been replaced with modern builds, so you'll see a mix of old and new.
Prices typically range from the lower $600,000s to the lower $1 millions, though larger properties can top $2 million. Condos start in the mid $200,000s for older one-bedrooms and climb past $1.3 million for brand-new four-bedrooms. Rosedale’s median sale price is just over $1 million, which is lower than in nearby Bryker Woods but higher than in Hyde Park.
High ratings for public and private schools near Rosedale
Rosedale is part of the Austin Independent School District, though school assignments depend on whether you live north or south of 45th Street. North of 45th Street, for example, kids are zoned for Highland Park Elementary School, a National Blue Ribbon school with arts-based programs that earns an A from Niche. They can then advance to the A-minus-rated Lamar Middle School and A-rated McCallum High School. Private options in the area include St. Andrew's Episcopal School and Kirby Hall School, both rated A-plus by Niche.
Walkable to Burnet Road's restaurants, bars and boutiques

"It's one of a kind. They have live music on weekends during the summer. People walk there, and you'll see them with strollers because they have a park for little ones to play.”
Neighborhood parks and trails keep Rosedale active
Rosedale has plenty of green space, starting with Ramsey Park at its center. The roughly five-acre park has tennis courts, a baseball diamond, a basketball court and picnic areas, plus Ramsey Pool for cooling off in the summer. The playground is a particular point of pride. "The playscape is over the top," Gilmore says. "It was put in by the community of the neighborhood. They pledged a lot of the money." The Shoal Creek Trail is a paved and gravel path for walking, running and biking. It's Austin's oldest multi-use trail, extending south to Lady Bird Lake and the Ann and Roy Butler Hike-and-Bike Trail.

Central Austin living with MoPac at your doorstep
Rosedale's location is a major draw. "It's as central as you can get in Austin," says Ryan Gomillion, a local Realtor with Copland Property Group. Most residents rely on a car for errands and commutes, but the neighborhood's location keeps things convenient:

Rosedale's calendar is packed with community events
The Rosedale Neighborhood Association keeps residents connected year-round with events like summer pool parties at Ramsey Pool, a neighborhood Halloween bash and holiday caroling. The biggest tradition is the Fourth of July celebration at Ramsey Park, complete with a parade, live music, carnival games and a bake sale. "They march down all the streets with the kids and the decorations," Gilmore says. "They go through the entirety of Rosedale, which probably takes an hour or so. Then they wind up at Ramsey Park."
