Allandale is a north central Austin neighborhood where midcentury charm and convenient city living come together. It’s a residential pocket full of towering oak trees, quiet streets and ranch-style homes, all just 6 miles from downtown Austin. Families settle in because of the highly rated schools and green spaces within walking distance, including Beverly S. Sheffield Northwest District Park, while commuters appreciate living right next to the MoPac Expressway. Plus, you're next to the Burnet Road corridor, so shops, restaurants and grocery stores are close to home.

Midcentury ranch styles and custom builds under oak canopy

Midcentury homes and tree-lined streets are a big part of Allandale's charm. "To me, Allandale is just quintessential older Austin," says Tiffany Moore, founder and broker of Rise & Shine Realty. "The older ranch-style homes were all built probably between the 1950s and the '70s. They're all going through some kind of renovation stage. Some are just complete time capsules and have never been touched. Others have been completely torn down, and houses are built on that land."

Ranch-style homes typically sell from the mid-$500,000s to the low $1 millions, with updated properties on the higher end. Modern builds tend to be more expensive, selling from the mid-$1 millions to the low $3 millions. You'll find condos around the edges of the neighborhood, and they tend to be a more affordable option, with units selling from the high $100,000s to the high $200,000s. Allandale’s median sale price is in the high $900,000s, which is more affordable than in Rosewood but more expensive than in Brentwood.

Highly rated public and private schools around Allandale

Allandale is zoned to highly rated schools in the Austin Independent School District. Kids can walk or bike to Gullett Elementary School, rated A by Niche, and Lamar Middle School, rated A-minus. Lamar is known for its competitive, admissions-based Fine Arts Academy, and McCallum High School, rated A by Niche, has its own fine arts program that also requires a separate application. For private options, Austin Jewish Academy in nearby Northwest Hills and Redeemer Lutheran School in nearby Wooten are both rated A-plus by Niche.

Commuting and getting around in North Central Austin

North central Austin doesn't get much more central than Allandale. “It's right in the middle of everything, and there's so much to do,” Moore says. The MoPac Expressway connects to U.S. Route 183, and the two highways anchor a major tech corridor known as Silicon Hills. That means you're a short drive from major employers like Apple. The 6-mile drive downtown usually takes 10 to 35 minutes, and the University of Texas at Austin is roughly 4 miles away. Several CapMetro bus routes run nearby, including high-frequency MetroRapid service to downtown. You can walk or bike to local shops, restaurants and parks, and bike lanes on Shoal Creek Boulevard connect to the Shoal Creek Trail.

Where residents go for outdoor and indoor fun

Beverly S. Sheffield Northwest District Park is a short walk from most homes. It's a community hub with a playground, tennis and basketball courts, walking paths and a seasonal pool. For more outdoor and indoor activities, you can head to:

  • Great Northern Dog Park, an off-leash dog park with plenty of open space
  • Northwest Little League, a youth baseball program with neighborhood fields
  • Chaparral Ice, which has public skating, figure skating and hockey lessons
  • Northwest Recreation Center, with after-school programs and summer camps
  • Brentwood Neighborhood Park, a family friendly green space with playscapes

Shopping, dining and running errands on Burnet Road

Living next to Burnet Road and Anderson Lane means you're close to shopping, dining and entertainment. You'll probably hop in the car for most errands, but some local spots are within walking distance. "Because everything kind of runs off of Burnet Road, you can find a coffee shop within about a 15-minute walk," Moore says. There are plenty of local businesses along the corridor, including:

  • Vintage stores: The Next to New Shop, Uptown Modern
  • Boutiques: Atown, Turquoise Trading Post
  • Cafes: Monkey Nest Coffee, Dog Day Coffee
  • Restaurants: The Peached Tortilla, Pinthouse Pizza
  • Bars: Billy’s on Burnet, The Little Longhorn Saloon
For more upscale options, The Domain and Domain Northside are less than 8 miles from Allendale. Allandale Village has an H-E-B, and Northcross Center has a Walmart for quick errand runs. For entertainment, Alamo Drafthouse is close by.

Events hosted by the Allandale Neighborhood Association

Allandale has an active neighborhood association that brings the community together year-round. During the summer, you can do yoga in Beverly S. Sheffield Northwest District Park. The annual Fourth of July parade is another warm-weather favorite, and there's usually a neighborhood-wide garage sale in the spring. Nearby Northwest is a newer tradition that began in 2026, inviting neighbors to gather in the park for an afternoon of live music.

The neighborhood is changing for the worse. Vagabonds and even prostitutes hang out on the street corners. A few weeks ago, I was parked outside the Taco Bell on Burnet and Anderson, when a big, unkempt, rough-looking man slammed my window with his fist and demanded that I give him money. The neighborhood is on the decline.

Close to downtown, has parks. Compared to country, good mix of city and suburbia at a reasonable price. Future: prop taxes too high, so pushing people out of Austin. Need better public transportation. Need government entities to allow more telecommuting.
