Wooten oozes with midcentury charm in northern Austin

A comfortable suburban feel meets the convenience of city living in the Austin neighborhood of Wooten. Named after Dr. Goodall Wooten, an early 1900s physician and philanthropist once deemed Austin's Most Worthy Citizen, the area has quiet residential streets lined with midcentury homes and mature oaks. Nearby commercial corridors place cafés, restaurants and retail within a short distance. The neighborhood also includes a namesake park for outdoor recreation, and public elementary and middle schools for young students in the area. U.S. 183, Interstate 35 and the MoPac Expressway are all relatively close, linking locals to major Austin destinations.

Brick ranch-style homes set the scene in Wooten. Most were built in the 1960s and ’70s, and they include a mix of traditional single-family properties and duplexes. They combine with late-century condos and apartments in a neighborhood where over half the residents are renters. “It’s a pretty mixed-use neighborhood,” says local Realtor Suzanne Valentine, who’s with Waterloo Realty and has lived in Austin for over 30 years. The homes for sale generally range from the lower $300,000s to the upper $800,000s, with renovated properties on the higher end. Most of the condos go for prices from the mid-$100,000s to the lower $200,000s, with HOA fees from $250 to just over $400 per month.
