St. Johns is a pocket of history and opportunity in north Austin
St. Johns is a section of Austin with both roots that run more than a century deep and new beginnings. The neighborhood’s name comes from the St. John Regular Missionary Baptist Association, which established the St. John Industrial Home for Black Orphans in this area in the early 1900s. Austin annexed the area in 1951, almost 10 years after the orphanage closed, and many of the neighborhood’s homes date to that era. However, there’s also new development bubbling here, expanding the options in a locality that’s just 7 miles from downtown and even closer to an assortment of daily essentials.
The Buttermilk Branch Greenbelt Trail is a half-mile path in the neighborhood.

A mix of midcentury homes and newer builds at varied prices
Properties built between 1940 and 1970 form the bedrock of St. Johns’ housing stock. That includes bungalow- and ranch-style single-family homes, condos and duplexes. There’s also a growing number of recently built contemporary- and New Traditional-style properties. “You can get everything from a teardown to a brand-new build, and everything in between,” says local Realtor Ami Davis, who’s with Christie’s International Real Estate and has roughly 20 years of experience in the industry. “There’s a lot of multifamily [properties] around there, condos, townhomes and single-family [properties].” St. John’s homes sit back from the road a bit on lots around one-fifth of an acre. Most properties here sell for prices between the upper $100,000s and the upper $400,000s, but some of the newer multifamily options can reach the upper $800,000s. Davis says affordability is the biggest draw to St. Johns. The neighborhood’s median sale price of about $310,000 is much less than the citywide median of roughly $550,000.

St. Johns is zoned for Austin ISD, with choice options available
Kids in St. Johns can attend schools in the Austin Independent School District, which is highly rated. Austin ISD’s Pickle Elementary School is part of the neighborhood, and its Prime Time after-school program features hands-on instruction in topics such as art, music and technology. The district also offers school choice through admissions-based magnet and specialty programs, open enrollment to non-zoned campuses, and limited out-of-district transfers.

There are multiple spots for recreation, from playgrounds to trails
The neighborhood has a namesake green space, St. John Park, which was transformed with the help of $200,000 in City of Austin bond funds and a $100,000 Austin Parks Foundation grant. A 2019 ribbon-cutting unveiled a new playground, pavilion, water fountain and loop trail. The St. John Encampment Commons is another nearby spot for a walk or a lunch under the pavilion. The commons is part of the Austin Community College Highland Campus, which is on the site of the former St. Johns Industrial Home for Black Orphans. Major roads and bus routes connect the neighborhood to the city
St. Johns runs right up against Interstate 35, which provides a straight shot south to downtown Austin, 7 miles away. U.S. Routes 290 and 183 are close by, too. You can use Route 183, also known as Ed Bluestein Boulevard, for a direct route to Austin-Bergstrom International Airport, which is 13 miles away. The CapMetro bus system provides public transportation to the area, with several stops around the neighborhood.
