South Brodie offers suburban living and highway access in South Austin
Spread out along Austin’s far southern end, South Brodie often tops the list of homebuyers looking for a suburban feel while still being within the city limits. “It’s very desirable. You have quite a few parks down there and you’re only 15 miles from downtown,” says Grant Whittenberger, a Realtor with Outlaw Realty who’s lived in Austin since 1998. Ellen Steele, the owner of Steele Portfolio, adds that the neighborhood is family-friendly: “People are out with their kids, walking their dogs and working in their yards. You get that neighbors-helping-neighbors vibe.” The community sits between two major highways—Interstate 35 and MoPac—which Whittenberger and Steele say allows residents to reach other parts of Austin fairly quickly.

Single-family homes, townhouses and condos near Austin’s southern limits
South Brodie is a sprawling network of subdivisions with nearly 4,000 homes resting along wide streets, many of which are flanked by sidewalks. “You can buy something and fix it up. Or you can get more compact homesites or larger homesites up to an acre,” says Whittenberger, referencing the housing variety. Bauerle Ranch features brick and limestone neo-traditional homes from the early 2000s surrounded by its namesake park, while the Palamino Park subdivision offers midcentury ranch-style homes on larger lots. Living space in most cases is ample, with homes averaging over 2,200 square feet.
The majority of properties in the South Brodie area cost between $350,000 and $750,000. However, large custom estates, like those in Brodie Springs, range from $800,000 to more than $1 million. The neighborhood’s townhouses rarely go on the market; in October of 2024, a three-bedroom unit sold for $435,000. The same goes for condos, as only one has sold in the last year, a three-bedroom unit that sold for $515,000 in August 2024. Potential buyers should note that FEMA Flood Maps indicate some homes along Slaughter and Bear creeks rest in regulatory floodways or flood hazard areas.

Public schools serving South Austin
The Austin Independent School District receives an A-minus overall rating from Niche. Students can either attend neighborhood schools or apply to a specialty program. Four elementary schools serve South Brodie, including the B-rated Menchaca Elementary. Students can move on to Bailey Middle, which earns a B-plus, and then W. Charles Akins Early College High or James Bowie High. Atkins gets a B rating and partners with Austin Community College to offer students the ability to earn college credits along with their high school diploma. Bowie receives an A rating and features an Air Force JROTC program. Strickland Christian School, which Niche does not yet rate, is a nearby private option for kindergarten through eighth grade.

Bauerle Ranch Park provides over 300 acres of green space to connect with nature in the heart of the neighborhood. It’s popular for mountain biking and hiking, and features dog-friendly areas. Here, Whittenberger says, visitors will typically spot more wildlife than people: “You’ll see lots of armadillos. They’re noisy and a little scary when they come walking out. There are also deer and raccoons,” he says. The manicured gardens, arboretum and trails at Lady Bird Johnson Wildflower Center showcase native flowers and plants. It’s adjacent to the Veloway at Circle C Ranch Metropolitan Park, which offers 3 miles of paved track exclusively for cycling and inline skating. South Brodie’s various subdivisions also have their own playgrounds and pocket parks. More outdoor activities, from swimming and fishing to camping, are available at McKinney Falls State Park, about 11 miles away.

Shopping and dining options in South Austin
South Brodie’s location along West Slaughter Lane and Menchaca Road puts residents close to a variety of shopping and dining options. Grocery stores range from H-E-B and Randalls to small international markets like Global Foodland. Maudie's Hacienda has been an Austin staple for Tex-Mex for over three decades. Madam Mam's Thai Cuisine is another longstanding restaurant a few doors down.
Among the long list of area bars, Moontower Saloon is a laid-back favorite. “It’s a cool hangout spot. They’ve got live music, food trucks in the parking lot, outdoor seating and volleyball,” Steele says. And fans of country music flock to the Broken Spoke about 10 miles north of the neighborhood. The famous honky-tonk has hosted a catalog of legendary performers that includes the likes of Dolly Parton, George Strait, Garth Brooks and countless others.
National retailers and chain restaurants fill Southpark Meadows, an expansive outdoor mall along the Interstate 35 corridor. In the spring, its outdoor amphitheater hosts concerts, movie screenings and a lively Cinco de Mayo celebration. More retail options are nearby in the Sunset Valley shopping centers along Brodie Lane.

South Brodie has highway access and some public transportation
While some subdivisions offer walkability, most of South Brodie is car-dependent. The neighborhood has close access to major highways, including the MoPac Expressway and Interstate 35, for commutes across Austin and beyond. “You can take Toll 45 to MoPac, which runs all the way to downtown, if you don’t want to get on 35,” Whittenberger says. “You can get really congested on 35. You can be bumper-to-bumper.” Downtown Austin and Austin-Bergstrom International Airport are both about 15 miles away. Interstate 35 heads south to San Antonio and north to Dallas.
Some public transportation is available for those who prefer not to drive themselves. Residents can catch a CapMetro bus along West Slaughter Lane to reach the Westgate Transit Center, which offers high-frequency Rapid Route bus service to downtown. Pickup by CapMetro provides a shared ride shuttle service to the South Menchaca section of the neighborhood.
