South Lamar offers diverse attractions a short drive from downtown
South Lamar is where you can find a 1940s home down the street from a new build and a condo around the corner from an apartment complex. Variety is part of this Austin neighborhood’s DNA, and all of the addresses in this area give you quick access to the restaurants, stores and entertainment available along busy South Lamar Boulevard. Downtown Austin is also just a few miles away, yet housing prices here are a relative bargain compared to some nearby suburbs.
How location factors into South Lamar prices
South Lamar is an evolving neighborhood, with contemporary- and New Traditional-style homes popping up in an area that’s also flush with midcentury bungalows and ranch-style houses. Single-family properties sell for anywhere from the mid-$500,000s to roughly $1.8 million, and condos range anywhere from the upper $100,000s to about $1.1 million. They’re prices that trend lower than in neighboring areas like Zilker and Barton Hills on the opposite side of South Lamar Boulevard and Oltorf Street. “In that South Lamar area, you’re still close to downtown. But when you start getting a little bit farther away … the prices will start to come down, when you’re east of Lamar and south of Oltorf,” says Kinan Beck, who has over 30 years of real estate experience and is the team leader of The One Source Team with eXp Realty. “You start getting a little bit more affordability.” The median sale price in South Lamar is about $700,000, compared to the median of roughly $1.2 million in Barton Hills and $1 million in Zilker. Not all single-family properties in South Lamar have HOA fees, but the condos typically have fees anywhere from $125 to almost $750 per month.

South Lamar may be on the east side of South Lamar Boulevard, but that doesn’t mean the access to that thoroughfare’s long list of attractions is less convenient. Residents of this area nicknamed “SoLa” are still minutes from the boulevard’s assortment of businesses. Legendary country music venue Broken Spoke is among them and has hosted acts such as George Strait, Garth Brooks and Willie Nelson. Broken Spoke also has a food menu with steaks, barbecue, burgers and more. “I think people from all over will go there just because it’s an iconic spot,” Beck says. Other places to grab a meal on South Lamar include:
Fig Italian Kitchen & Bar, where you can order a serving of buttery brioche rolls to go with your meal
Kerbey Lane Cafe, where you can dine on breakfast dishes all day long
Phil’s Ice House, which is a burger joint with a playground for the kids and sides including sweet potato fries and onion rings to go with your burger

Loro Asian Smokehouse & Bar, which fuses Texas barbecue with Asian cuisine
Shops close by include Aaron's Rock & Roll, a spot that specializes in band and movie T-shirts. You can pick up grocery items at Wheatsville Food Co-op or Asahi Imports, and there’s a Target around the corner on Ben White Boulevard for more needs.

Outdoor recreation options extend beyond the neighborhood
Public green space in South Lamar includes the Tom Lasseter South Lamar Neighborhood Park, a leafy expanse with a treehouse-themed playground, a half basketball court and a picnic pavilion. “The people that live close, within walking distance, definitely frequent it,” Beck says of the park. There are several other outdoor attractions just outside the neighborhood, like:
South Austin Neighborhood Park, where there are tennis and basketball courts, a trail and the South Austin Recreation Center, which has a gymnasium inside
Ricky Guerrero Park, where there’s a splash pad available from May through October
Barton Creek Greenbelt Trail, which is an over 12-mile path that traces along scenic terrain and Barton Creek itself
Zilker Metropolitan Park, which borders both Lady Bird Lake and Barton Creek and attracts people for activities including kayaking, swimming and hiking
What to know about nearby schools and enrollment options
The highly rated Austin Independent School District serves the area, but the campuses kids may attend vary by address. The grade school options include Zilker Elementary School and Galindo Elementary School, both less than 2 miles from the neighborhood. Families in Austin ISD can also pursue magnet and admissions-based schools or request open enrollment transfers to non-zoned campuses. The Ann Richards School for Young Women Leaders is one of the schools of choice in the area, for girls in grades 6 through 12. The private San Juan Diego Catholic High School is close as well, and its San Juan Diego Corporate Internship Program gives students real-world experience at a local company.

Easy access to buses, sidewalks and downtown routes
Commuters in the neighborhood can use South Lamar Boulevard to head toward the Lamar Boulevard Bridge and into downtown, about 4 miles away. CapMetro bus stops are also easily available, including along South Lamar Boulevard. Sidewalks on stretches like Panther Trail, Prather Lane and Victory Drive can help you get over to South Lamar Boulevard on foot.

The weather here is generally warm which I enjoy but it does get rather muggy. My biggest complaint is that there are not four real seasons. It's so hot in the summer and then goes straight to as cold as it's gonna get and vice versa. There is no great spring and fall which is sad.
