South Manchaca keeps up with the times while clinging to its roots

South Manchaca is an evolving but grounded slice of South Austin. This is an area where new housing development and restaurants are still shaping the area’s feel, without disturbing the neighborly atmosphere forged over the previous several decades. The neighborhood's interior remains mostly residential, full of quiet streets lined with a wide mix of homes. Most of the area’s amenities are available along the perimeter, including places to eat for a variety of tastes. Residents are also minutes from the St. David's South Austin Medical Center, one of the city’s largest hospitals.

Midcentury ranches meet custom modern builds

South Manchaca is made up mostly of single-family homes, built from the 1940s through recent years. Classic midcentury ranch-style homes sit alongside relatively new contemporary-style builds. Many of the older homes offer canvases for renovations and updates, while some of the modern residences come standard with features such as floor-to-ceiling windows, open layouts and high-end finishes like quartz countertops and custom cabinetry. The mature trees around the neighborhood are a reminder of the area’s long history, as new homes continue to pop up. Sidewalks bound some blocks, connecting neighbors old and new. "People look out for each other here," says Brittany Godfrey, a local Realtor with JB Goodwin Realtors who has lived in the South Manchaca area for over 10 years. “You can still walk down the street and wave and chat with your neighbors."

Pricing in South Manchaca covers a broad range:

  • Single-family houses under 1,500 square feet generally sell for prices from the lower $300,000s to the lower $600,000s
  • Single-family homes between 1,500 square feet and 2,500 square feet often range from the mid-$600,000s to the upper $900,000
  • Single-family properties topping 2,500 square feet go from roughly $1 million to $1.7 million
  • Condos and townhouses range from the upper $400,000s to about $1 million

Where to go for restaurants and everyday shopping nearby

You’ll find most of the commercial activity in this area along stretches like Menchaca Road, West Stassney Lane, South First Street and Ben White Boulevard. That includes several restaurants within a short drive for most, or within walking distance for some. "There's been a lot of growth in South Austin," Godfrey says. "There weren't as many bars and restaurants down here, so we have a lot more lively nightlife close by now." Among the options are:

  • El Perrito ATX, a spot for Mexican street food that began as a food truck and opened as a brick-and-mortar on West Stassney Lane in 2024
  • LeRoy and Lewis Barbecue, a Michelin-starred restaurant and another former food truck that settled inro a brick-and-mortar just off West Stassney in 2024
  • Tuk Tuk Thai Cafe, a place for Thai curries, noodle dishes and soups in a casual setting
  • Rusty Cannon Pub, a neighborhood haunt with daily specials, pub grub and multiple TVs for sports
  • Milano Pizza, a draw for Italian-style comfort food, including pepperoni rolls and calzones
There’s a Randalls on Ben White Boulevard for groceries, next to Cork & Brew Market, which specializes in wine, beer and snacks. Stores including Dollar General, O'Reilly Auto Parts and Walgreens are available at the corner of West Stassney Lane and South First Street.

Local schools offer bilingual programming and student clubs

The highly rated Austin Independent School District serves South Manchaca. The district’s St. Elmo Elementary School is in the neighborhood, and has a dual-language Spanish and English program. Crockett Early College High School is close by, and its extracurricular activities range from a book club to a jazz ensemble.

Area green spaces provide places to hike and play

Williamson Creek winds along the southern edge of South Manchaca, and the Central Williamson Creek Greenbelt provides a natural corridor for hikes. Other green spaces in and around South Manchaca include:

  • St. Elmo School Park, which has a playground and an athletic field
  • James A. Garrison District Park, where there’s a full-length basketball court and a pool that’s open from late April through late September
  • Joslin Neighborhood Park, which includes four basketball courts and a pair of tennis courts

Getting to downtown, the airport and local care nearby

South First Street gives commuters in the area a direct route to downtown Austin, located roughly 5 miles away. Locals also have quick access to CapMetro bus stops on South First and other area thoroughfares. West Stassney Lane facilitates easy two-wheel travel with its bike lanes. Austin-Bergstrom International Airport is 10 miles away for out-of-town travel, and the St. David's South Austin Medical Center provides residents with access to 24-7 emergency care within the neighborhood.
