Everybody’s going uptown
Uptown Austin, just west of the Capitol, may slip under the radar in comparison to neighborhoods like the Sixth Street District, but it’s got a lot going for it. “What really sets Uptown Austin apart is the atmosphere,” says Leslie Gossett, a Broker Associate from Kuper Sotheby who has been selling homes in the area for 14 years. “It's quieter than the bustling heart of downtown, but don't you think for a second that it's sleepy. This area is a blend of Austin’s traditional character with a polished, contemporary vibe. You've got peaceful, tree-lined streets just steps away from some of the best dining and shopping in the city.” Residents in Uptown usually prefer living in condos, which usually start at $400,000 for a one bedroom or around $1 million for a three bedroom.
Restaurants and stores in and around Uptown Austin
A few eating options can be found within Uptown Austin, and there are plenty of others in surrounding neighborhoods. Phoebe’s Diner is a ‘50s-themed breakfast spot, serving up dishes inspired by Tex-Mex cuisine and Southern comfort food like fried green tomatoes and pimento omelets. The Texas Chili Parlor achieved some fame for appearing in Quentin Tarantino’s Death Proof, but the establishment is iconic in its own for their extra-hot XXX chili and their mad dog margaritas, the latter being gushed about in Guy Clark’s song “Dublin Blues.” For groceries, Target and West Campus Market are only a few blocks to the north. Plenty of other eating and shopping options can be found in the Sixth Street District less than half a mile to the south.

Many residents live in condos
Streets in Uptown Austin follow a grid pattern and paid street parking is typical. Roads are accompanied by sidewalks, contributing to the neighborhood’s walkability. Residents in Uptown Austin have numerous living options. “There are many sleek, high-rise condos with breathtaking views of the city skyline and Lady Bird Lake,” Gossett says. Condo units can be found right by the Capitol at Westgate Tower and Penthouse Condominiums. Condos usually start at around $400,000 but can sell for over $1 million depending on the space and number of bedrooms desired. Some bungalows and two-story houses with eclectic architectural influences from Tudor Revival to Italianate can also be found here, most used as office space for attorneys and local businesses, though they could be converted back into residences.
Getting a taste of the outdoors right downtown
Wooldridge Square is just south of Uptown. One of Austin’s first four public squares, the park features a gazebo where concerts and special events sometimes take place. Locals might also visit Pease District Park, an 84-acre green space with trails, a basketball court, an orb-shaped treehouse and more. The Texas Capitol is right next door to Uptown Austin, and residents can take a stroll through its 22-acre, tree-shaded grounds.

Austin Scottish Rite Theater is Austin’s oldest theater, located just east of Uptown Austin. Community and children’s theater performances regularly take place at the venue, along with a summer camp for kids. And with a backdoor to downtown, residents can enjoy the many festivities that take place in the city like SXSW and the Austin City Limits Music Festival. “There's always something happening – music festivals, art shows, cultural events, you name it,” Gossett says. “People here are passionate about our city, and it shows.”

Traveling around Austin by foot, bus and car
Uptown Austin is highly walkable, and residents can be at the steps of the Capitol or outside the UT Tower in minutes. Guadalupe St. and Lavaca St. are major Capital MetroBus and rapid bus corridors, lines 801 and 803 taking residents up to Tech Ridge and the Domain shopping center, respectively. Residents who prefer driving can take advantage of the neighborhood’s proximity to Interstate 35, which is reachable in about five minutes.
Highly esteemed schools and the University of Texas
Students can start off at Mathews Elementary School before moving up to O. Henry Middle School and Austin High School. O. Henry Middle holds an A-minus rating from Niche while Mathews Elementary and Austin High hold coveted A-ratings. Austin High has a particularly notable music program, and the marching band has performed with the folk-rock band Mumford & Sons three times and has appeared on the NBC Today Show. The University of Texas at Austin is just across Martin Luther King Jr. Boulevard.
