Windsor Hills

Ranchers and snout houses to rent or own
In Windsor Hills, almost half of residents do not own. Those looking to buy can expect a healthy inventory of ranch-style homes built between the late 1960s and early ’80s. The older ranchers are offset by multistory new traditional snout houses, which tend to be slightly newer, often built after the early 1990s. Due to their smaller size and age, ranchers tend to sell for a lower price range of $300,000 to $450,000, while newer homes often sell for between $450,000 and $625,000. However, renovated ranchers can sometimes reach up to $600,000.Quick commutes to Tech Ridge via Interstate 35
Windsor Hills is roughly central to much of the development occurring north of Austin. Whether heading to tech jobs throughout the Tech Ridge region or south toward downtown, Interstate 35 connects residents to some of Austin's most opportunity-laden areas. And thanks to the interstate's connections with other major routes like U.S. Highway 183, residents can also drive east-west to job sites around the Domain as well as Austin-Bergstrom International Airport. However, I-35 is no stranger to traffic, especially during commuting hours. As an alternative to driving, CapMetro bus service can be accessed on Rundberg or Braker Lanes. Additionally, the neighborhood design includes pedestrian and cycling infrastructure, such as bike lanes and raised crosswalks.K-8 schools in walking distance and early associates degrees
Students in Windsor Hills begin school at Graham Elementary, which has a Niche rating of C-plus, followed by Dobie Middle School, a C-rated school with class sizes well below the national average. Northeast Early College High School, rated B-minus, offers numerous career and technical education pathways, such as engineering and health sciences. Additionally, students can secure college credits before graduating through partnerships with local community colleges or even earn a full associate's degree in cybersecurity through a partnership program with Dell, which was founded in Austin.Rec center visits and hikes on the Walnut Creek Greenbelt
Immediately south of the neighborhood, Gustavo "Gus" L. Garcia District Park is an expansive gathering place perfect for leisure activities and community building. “The rec center is a great resource for residents. It’s got a strong reputation for having many nice facilities within walking distance of some homes,” Tuthill says. Some visitors prefer the park's indoor rec center, with its fitness center and rock-climbing wall, while others shoot hoops outside or get their hands dirty in the community garden. For a longer and more scenic hike, residents head less than a mile up Dessau Road to start the trails in the Walnut Creek Greenbelt. These trails connects with additional parks even further away, such as Copperfield Park.African food markets and barbacoa from Vazquez Restaurant
Only a few blocks east of the Lamar Boulevard melting pot, Windsor Hills maintains its own, smaller list of longstanding international businesses. Mexican eateries like Vazquez Restaurant have stuck around for 20 years, serving tender barbacoa from their original location on Braker Lane. At the south end of the neighborhood, Ken's Subs, Tacos and More is a neighborhood fixture, cherished by locals for their all-day breakfast tacos in addition to frequently sponsoring community events and organizations. For groceries, locals can choose between Mexican and African international markets on the North Interstate 35 Frontage Road or an H-E-B supermarket on Lamar Boulevard.Community service opportunities and cleanups
Opportunities for community service are plentiful across the neighborhood. Through the Windsor Hills Neighborhood Association, residents can express their pride in the neighborhood's manicured streetscapes, yards and green spaces. During the spring, the annual Keep Austin Beautiful Day beckons residents outside with community cleanups across their neighborhood. Residents also give back to the community by joining one of the neighborhood association teams, affording them the chance to help with things like safety initiatives and beautification projects. The Gus Garcia Rec Center also provides service opportunities, such as Senior Congregation Meals, a recurring event organized in partnership with Meals on Wheels and More.High, dry and noisy
The neighborhood is well protected against the natural elements, enjoying minimal risk of floods and wildfires in a region known for both. Nevertheless, a few small ponds throughout the neighborhood can experience high water, leading to mild groundswell, albeit not in a designated flood zone. Residents in the neighborhood's outermost areas tend to experience continuous noise from adjacent highways and busy roads.
