Neighbors know one another in this small Northwest Arkansas town
As Northwest Arkansas continues to grow, many homebuyers are searching for small communities where they can avoid the commotion of a large city. One such town is located at the northern edge of the metropolitan region. "Avoca is a rural small town. We like the slower, family-oriented, friendly lifestyle," says Kathy Hansen, a town councilwoman in Avoca. "We all know each other and take care of each other." This small town in Benton County is just 5 miles north of Rogers and about 30 miles north of Fayetteville. Avoca is home to around 480 people and offers a quiet way of life just minutes from the larger cities. While there's not much in terms of business within the town, plenty of natural beauty in the surrounding area affords residents several exciting activities.
New traditional homes in subdivisions and ranch-style houses with room to spread out
Most homes in Avoca are traditional brick ranch-style houses. There is a mix of homes in rural areas and newer subdivisions throughout Avoca. Homebuyers looking for a countryside house on a large lot can find that, while those who want to be closer to their neighbors also have that option. Most houses have built-in garages on the front of the home, and hipped roofs are common on ranch-style houses. Some new traditional houses have siding on the exterior instead of brick. A three-bedroom house in a subdivision will likely cost between $250,000 and $300,000. Rural homes can cost between $350,000 and $500,000. Newer, larger houses cost as much as $700,000.

Rogers Public Schools score high for academics and prepare students for the future
Students in Avoca will likely be part of Rogers Public Schools and might attend Northside Elementary School, Lingle Middle School and Rogers Heritage High School. Northside and Lingle are each rated an A-minus by Niche, while Rogers Heritage is rated a B overall. The high school serves approximately 2,100 students with a student-teacher ratio of 11-to-1. Students can take career and technical courses in several industries, including accounting, architecture, medical skills and education. The school also offers 22 AP classes.

Hop on Highway 62 to reach Rogers or Bentonville
With Highway 62 running through the middle of town, Avoca residents have an easy drive to the nearby cities of Rogers and Bentonville. Rogers is about 5.5 miles south, and Bentonville is roughly 10 miles to the west. Interstate 49 runs through Bentonville, giving residents a highway north to south through Arkansas and Missouri. Bentonville is also home to Walmart's headquarters, giving residents easy access to one of the region's major employers. Rogers Executive Airport is just southwest of Avoca and primarily serves as a hub for local business aviation.
Make the trip into Rogers for everyday needs and casual eateries
Due to the town's small size, there are few retail and restaurant options within the immediate area. Residents can visit Choo Choo's Pizza, Fireworks & More for a variety of pies, which diners say are piled high with toppings. Chelle's Burger Joint is a popular food truck serving burgers and loaded fries. Residents can make the 5.5-mile drive into Rogers to visit several more popular restaurants, including Havana Tropical Grill. This casual eatery with an outdoor patio is known for its refreshing drinks and appetizer sampler. Harps Food Stores has a location in Rogers when residents need to pick up groceries. There is also a Walmart Neighborhood Market just off Highway 62 in Bentonville and one 6.5 miles north in Pea Ridge. C&K Produce is a small roadside produce stand on Highway 62 selling fruits, vegetables and jams. Avoca residents can pick up smaller items at local convenience stores like Dollar General and Avoca One Stop.
The Harps in nearby east Rogers is a short drive from Avoca.
The Public House's namesake burger in nearby downtown Rogers is a must.

Outdoor recreation abounds, with a Civil War battlefield for history lovers
The natural beauty in and around Avoca gives residents plenty of opportunities for outdoor recreation. "We have a good park with a disc golf course, and we're putting in a pickleball court. We're not far from Beaver Lake, so people can go boating and fishing on the lake," says Hansen. In addition to the disc golf course, Avoca City Park also has a playground, soccer field and picnic pavilion. Beaver Lake is a large recreational lake just southeast of town. There are several areas where residents can access the lake, including Prairie Creek Public Use Area, about 10 miles from Avoca. This public land has a boat ramp, swimming beach, volleyball courts and a fishing pier. Lost Bridge is another public-use area, about 13 miles from Avoca on the lake's north shore, offering more swimming areas and campgrounds. History buffs and outdoor lovers can visit Pea Ridge National Military Park, a Civil War battlefield 4.5 miles north of Avoca. This battlefield has several plaques detailing the area's history and a 7-mile walking trail through forested areas and open fields.
Cyclists seeking thrills look no further than The Railyard in nearby downtown Rogers.
The Avoca City Park offers playground, walking trail, disc golf and a pavilion.
Visitors to the nearby Pea Ridge National Military Park enjoy the museum and driving tour.
