Surrounded by water on all three sides, Avon-by-the-Sea is a quaint coastal borough with a tight-knit community atmosphere. Unlike other parts of the Jersey Shore, this residential area isn’t overrun by throngs of tourists. Residents of sizable Victorian houses and ocean-facing colonial condos benefit from easy access to white sand beaches and long-established local restaurants. “Proximity to the beach is a primary reason people come to this beautiful seaside town and most homes are in walking distance,” says Laura Parios-McBride, a sales associate with Ward Wight Sotheby's International Realty.

Well-maintained ocean beach and boardwalk
While the pathway-lined Shark River runs to the south, Sylvan Lake–to the north–plays host to swans and geese. "The boardwalk connects Asbury Park all the way through Avon by the Sea to Spring Lake," Parios-McBride says. This well-maintained Victorian walkway offers early 20th-century charm, includes public restrooms and incorporates covered structures for sun protection during the dog days of summer. However, there aren’t any souvenir shops like in other parts of the Jersey Shore. Avon Beach is the neighborhood's main attraction, with Atlantic Ocean surfing and ample parking throughout the warmer months. Visitors are required to purchase seasonal or daily badges, a policy that keeps the crowds down. Strick rules about playing music, littering, and setting up tents keep the beach pristine. The municipal pool is another less sandy option for swimming and sunbathing. Residents can keep their boats and kayaks at the Avon Marina for a low fee. Avon Field is used for baseball and softball games. The local government also maintains public tennis courts near Jefferson Avenue, which can be reserved upon request.

Victorian homes with wraparound porches and waterfront condos
Homes in Avon-by-the-Sea rarely go for below a million. Oceanfront colonials range from $2.5 million to $4 million depending on size and the number of bedrooms. Semi-detached condos on the same stretch fetch between $300,000 for a studio to $500,000 for a one-bedroom unit. Further inland, Victorian houses with wraparound porches and turrets start at $1.7 million. Arts and Crafts closer to Main Street are sold for $1.3 million to $2.3 million.

Top-rated public schools
Local children can attend Avon Elementary School for Grades Pre-K through 8. When students reach their middle school years, they can enroll in FLEX courses to explore nontraditional academic classes like TV production, Science Olympiad, coding and drama. Avon Elementary has an overall A- rating from Niche. Older students can attend A-rated Manasquan High School, which has a famous botany program. They can also enroll at one of the magnet high schools in the Monmouth County Vocational School District.

Local haunts along Main Street
Main Street has several locally beloved eateries. Clementine’s Restaurant serves up New Orlean-style gumbo while Courtney's Ice Cream Shoppe is popular with beachgoers after a long day in the sun. Seed to Sprout is a health food mainstay. Right up along the beach and the municipal pool, The Columns has classic seafood and live music. Though there are no chains in Avon-by-the Sea, there’s a Stop & Shop grocery store and Walgreens pharmacy in nearby Neptune Beach.

New York City in 90 minutes
Avon-by-the-Sea connects directly to the Garden State Parkway through New Jersey Route 33 and gets residents to Newark in an hour. Manhattan is just another 25 minutes away. New Jersey Transit stops in nearby Bradley Beach and Belmar, connecting along the entire Jersey Shore and into New York City’s Penn Station.
NJ Transit operates in Avon-By-The-Sea to transport commuters to New York or other shore points.

I would love to live in this area for a majority of my life. I do plan to move out west for the warm weather during the winter, but with out a doubt I will have a summer home here!
