“It’s one of the older, more established neighborhoods in Orlando,” says Rochele Warriner, a Realtor with United Real Estate Preferred. “Most of the homes are from the 1950s, and, for the most part, you have a lot of nice midcentury-modern homes.” In addition, the streets of Azalea Park also feature the eclectic architecture of a collection of homes built in the 1980s. “The price points you’re looking at are between the mid and high $200,000s to the high $300,000s,” says Warriner. “Of course, you have your outliers that might be $500,000 because they’re 3,000 square feet, but generally speaking, there are mostly mid-priced homes.” Blue Diamond on the Lake is a small neighborhood of custom homes that highlights the neighborhood’s most recent construction. Prices for single-family homes range from $470,000 for a 1,600-square-foot model to $570,000 for a 2,500-square-foot model.
Schools can be found in relative abundance in and around Azalea Park. The neighborhood has three public schools: Azalea Park Elementary, which earns an overall B-minus grade from Niche; Forsyth Woods Elementary, which earns a C-plus; and Colonial High, which also receives a B-plus. Roberto Clemente Middle is just a mile away and receives a C-plus. Colonial High offers magnet academies in information technology and veterinary science. “The Orange County school system tends to be pretty good, and there are a lot of walkable schools in these established neighborhoods,” says Warriner.
Also walkable in Azalea Park are a pair of recreational green spaces. Park of the Americas, located just south of Azalea Park Elementary, features exercise stations and a scenic lakefront walking trail and is home to the trailhead for the Lake Underhill Path, which connects Park of the Americas to nearby Lake Underhill Park and Colonel Joe Kittinger Park, where a refurbished F-4 Phantom is the centerpiece of a Vietnam War memorial. Another neighborhood green space, Yucatan Park, features a skate park, dog runs and shaded play areas.
Retail and dining options are similarly convenient. Shops and restaurants are located along the Colonial Drive and SR 408 corridors. Neighborhood dining favorites include the simplicity of Hot Dog Heaven and the creativity of the Japanese and Korean fare at Izziban Sushi & BBQ. Azalea Park features a wide variety of ethnic eateries. Most of them – including Venezuelan, Nicaraguan and Colombian establishments – are concentrated along Semoran Boulevard, which bisects the neighborhood from north to south. The Publix-anchored Rio Pinar Plaza is a commercial center just blocks away in neighboring Chickasaw. Adjacent is a Walmart Neighborhood Market, as well as the AdventHealth East Orlando medical campus.
Azalea Park enjoys an attractive location on the doorstep of Orlando’s buzzier sections. The Orlando Executive Airport is adjacent to the neighborhood’s west side. State Road 408, also known as the East-West Expressway, forms the neighborhood’s south side and connects directly west to downtown Orlando’s Central Business District. In contrast, East Colonial Drive, which forms the neighborhood’s north side, connects directly west to the trendy North Quarter and Ivanhoe Village districts. All of that is within 6 miles of Azalea Park. “It’s convenient to just about everything,” says Warriner. Most Azalea Park residents get around town by car, but Central Florida’s extensive LYNX bus system also services the area. By car, commuters can drive 5 miles west on State Road 408 to land in the heart of downtown Orlando.
