Situated 11 miles from downtown Bakersfield in the city’s southwest, Terra Vista is a partially gated suburban enclave with manicured lawns and early 2000s Mediterranean-style homes. “This is one of the most desired areas in Bakersfield, because people can get nice homes with lots of nearby shopping and amenities,” says Benny Villarreal, a Realtor with Miramar International who’s sold homes here for 16 years. Big-box stores are just east of the neighborhood, and the fashion retailers of The Marketplace are about 4 miles north. Greystone Park borders the neighborhood, providing a place for kids to run around. The Westside Parkway, located 4 miles north, makes for an easy commute downtown.

Terra Vista’s cul-de-sacs are lined with early-2000s Mediterranean-style homes, and the common aesthetic, which includes clay-tiled roofs and earth-toned stucco exteriors, gives the area a sense of uniformity. Yards are large enough for manicured lawns and a two-car paved driveway leading to an attached garage, and many homes have backyard pools to cool off during the hot summer months. Layouts range from 1,700 to 3,400 square feet, and prices typically range from $400,000 to $600,000, depending on size. “Bakersfield is one of the most affordable cities in California,” Villarreal says. “There aren’t many places where people could live in this nice of a community for this price.” Those in the gated section of the neighborhood also pay monthly homeowners association fees between $60 and $70. While most of the neighborhood is single-family homes, there’s also a low-rise apartment complex in the southwest.

Astronomy Club at Independence High
The neighborhood is zoned for three elementary schools, and most kids start school at Buena Vista Elementary, which earns a B from Niche. They can then attend one of two nearby middle schools, including the B-plus-rated Earl Warren Junior High. All high schoolers are zoned for the B-plus-rated Independence High, which has over 50 clubs, including the Next Level Entrepreneurs Club, Floral Club and Astronomy Club.
Students are the highest priority at Earl Warren Junior High School.

About 4 miles from the Westside Parkway
The Westside Parkway is around 4 miles away, leading roughly 11 miles to downtown Bakersfield. Interstate 5 is about 10 miles away. While there’s no public transportation, bike lanes on Buena Vista and Old River Roads give a car-free alternative. Sidewalks make the area pedestrian friendly, but most residents choose to drive to amenities. Dignity Health’s Mercy Hospital Southwest is just under 4 miles away, and Meadows Field Airport is a 13-mile trip.
