A collection of rowhouses centrally located in Northwest Baltimore

Burleith-Leighton, a small suburb sometimes referred to as Parkway, features blocks of one-way roads and cul-de-sacs, full of signature Baltimore red-brick rowhouses. “The streets are like a maze. You either know them, or you don’t,” says Mary Foreman, longtime Baltimorean and Realtor with Berkshire Hathaway PenFed Realty. The residential area is sandwiched between the Baltimore City Community College and Mondawmin Mall, giving the neighborhood an urban feel with a lot of nearby activity. The area has shopping and dining, schools and some of the city’s largest parks, just a stone’s throw away. Complete with 5-mile proximity to downtown Baltimore, homebuyers searching for starter-home prices in a convenient location often choose Burleith-Leighton.

Housing in a Healthy Neighborhoods community

Most residential construction dates back to the 1930s and 1940s, with recent interior renovations increasing home value. Well maintained properties tend to cost between $225,000 and $250,000, while those in need of some revitalization can fall below the $100,000 price point. Homes typically have three or four bedrooms, and buyers have additional resources, like potentially lower down payment costs, due to its status as a Baltimore Healthy Neighborhood. “Burleith-Leighton gets incentive from the city for projects or special financing to renovate and buy into the neighborhood,” Foreman says. The area has an overall CAP Index Crime Score of 5, and much higher scores for violent crime. Part of Healthy Neighborhoods’ goal is to combat crime by increasing home security and bringing the community together.

Baltimore City Public Schools and higher education

Students are zoned for Gwynns Falls Elementary, which scores a C-minus grade on Niche. The school works to provide all students with fine arts opportunities through the Arts Every Day program. In 2024, local mosaic artists helped students to create their own pieces that now decorate the school’s garden, and held an open art exhibit at the end of the school year. Families have school choice for Grades 6 through 12. The nearest option for middle school is Windsor Hills Elementary/Middle, which scores a C-minus and has small class sizes of about 10 students. About 2 miles away, Frederick Douglass High School has a C grade and offers over 30 after-school activities, including a dance team, community service groups and clubs focused on improving mental health on campus. For higher education, Baltimore City Community College earns a C grade and is known for its nursing program. The college also offers dozens of other associate degrees in fields from mathematics and engineering to business and technology. The four-year, B-rated Coppin State University also lies right down the road and ranks in the top 15 best Historically Black Colleges and Universities in America, according to Niche.

Between two parks

With Druid Hill Park right next door, Burleith-Leighton residents have ample access to outdoor recreation. “It has the Maryland Zoo, lakes, indoor and outdoor Olympic-sized pools, a disc golf course now, the conservatory, and they are doing renovations to put in a place for the Baltimore Symphony Orchestra to perform. It’s going to be like a little country club,” Foreman says. The park also hosts plenty of events. Folks gather for cookouts, games and live music at celebrations like The End of Summer Bash or LGBTQ+ fundraisers. Visitors can find a new activity every day here, from bird tours and nature walks to sampling beer at the zoo’s Oktobearfest. Hanlon Park is another popular outdoor space with a playground, central plaza area and Lake Ashburton, but the park is currently under reconstruction.

Shopping at Mondawmin and dining in Hampden

Mondawmin Mall serves as the neighborhood’s one-stop-shop for retail, restaurants and everyday needs. Familiar chains like Shoppers supermarket and Ross are available, as well as fast and casual dining options, like Dunkin’ Donuts and Popeye’s. Save A Lot, Aldi and ShopRite of Howard Park are also within about 2 miles. When craving takeout, residents have plenty of options, including Hip Hop Fish and Chicken, in small strip malls off of Liberty Heights Avenue and Reisterstown Road. Under 3 miles east on the other side of Druid Hill Park, Hampden functions as a dining and nightlife district along West 36th Street. Here, locals can support the family-owned ice cream shop, The Charmery, or grab a drink at Zissimos Bar, open until 2 a.m.

Community gatherings and big-city events

While most Baltimore events take place downtown, the community also hosts local gatherings. “Neighbors know each other; they have a small community organization,” Foreman says. Residents have participated in the BMore Beautiful Project, which works to clean up and decorate areas around the city with murals and plants. Mondawmin Mall throws fitness sessions, trick-or-treating on Halloween and meet-and-greets with Santa over the holidays. Popular Baltimore attractions are a 5-mile drive away down Interstate 83. The Ravens play at M&T Bank Stadium, while the Orioles go up to bat at Camden Yards. The National Aquarium also rests along the banks of the Inner Harbor, hosting 4D movie experiences and dozens of marine-life habitat exhibits.

Transportation options from Burleith-Leighton

Burleith-Leighton residents benefit from a range of nearby transportation options. “It’s a prime neighborhood that attracts young professionals,” Foreman describes. “You can get downtown or to Hampden in a few minutes.” Right off Liberty Heights Avenue, commuters can hop on the metro from the Mondawmin subway station. Maryland Transit Administration buses also provide alternative routes around the city. The area is not only convenient for those taking public transit, especially with Interstate 83 running just east of Druid Hill Park. “You can get around the county fast from Gwynns Falls Parkway, or it can take you up into Dickeyville and Windsor Hills,” Foreman says. Whether working in the heart of the city or a step outside of Baltimore’s limits, the neighborhood ensures an efficient route to various destinations. For farther adventures, flights take off from Baltimore/Washington International Airport, about 12 miles south.
