Located near the southern tip of Gwynns Falls/Leakin Park, Carroll-South Hilton maintains the classic architecture of Baltimore’s residential communities, with brick row houses lining each street. While some abandoned properties are left waiting for rehabilitation, many homes have already undergone renovation. “Carroll-South Hilton can be a rough neighborhood in some ways—I know because I grew up nearby. But it also has some outstanding assets that only people who live here would know about,” says Russ Dukan of Allfirst Realty, a Realtor with 15 years of experience and a prior resident of Baltimore City. One of the newest assets heading to the neighborhood is a Boys & Girls Club in a renovated recreation center.

Below-average prices and a neighborly atmosphere
A neighborhood with home prices below the average for Baltimore City, Carroll-South Hilton features single-family homes and townhouses primarily built around 1940. Sidewalks line each car-lined street, and homes feature concrete entryways with shingled or metal awnings. Homebuyers are often local investors or long-time residents, and, as Dukan explains, “Several homeowners who live here own neighboring properties. That tends to make for a stronger sense of community. Some families have lived here for three generations.” Buyers can find updated four-bedroom homes for around $135,000 and brick houses with over 1,200 square feet for about $180,000.

MTA stops and rides down Route 40
Whether venturing deeper into the city or farther from its limits, travel from Carroll-South Hilton remains simple. The 78 line provides a direct connection to downtown, as well as to Mondawmin Mall. For locals preferring to drive, Route 40 connects to the heart of the city in less than 4 miles and to Johns Hopkins Hospital in about 5 miles. For trips outside Maryland, the nearest international airport is 10 miles south, most easily reached via Interstate 95.
Walkable options in Baltimore City Public Schools
Part of Baltimore City Public Schools, the neighborhood gains access to a C-plus-graded district, according to Niche. Students begin at Mary E. Rodman Elementary, a C-minus-graded school, and transition to a school of their choice. Green Street Academy is one of the nearest options and earns a C grade. Green Street serves middle and high school students and includes a Continuing Umbrella of Research Experiences program through the University of Maryland, which aims to prepare students for careers in STEM.
Retailers in Westside Shopping Center and access to Mondawmin
Though there are no grocery stores or restaurants in the neighborhood, the Westside Shopping Center is just over a mile away. Here, residents can find Food Depot, Dollar General and Dollar Tree for essentials. If looking for a quick bite, locals can swing by the KFC or Checkers, which are located within the same parking lot. Mondawmin Mall is less than 4 miles northeast for more extensive shopping trips and can be reached by bus or car.

From Gwynns Falls/Leakin Park to upcoming renovations
Between parks and the upcoming recreation center nearby, residents of Carroll-South Hilton find plenty of things to do. Mount Olivet and Phelps Lane Park is the nearest green space and includes walking trails with scenic views of wildlife, including white-tailed deer. Gwynns Falls/Leakin Park also provides plenty of outdoor adventure with over 1,000 acres of woodlands less than a mile away. In the coming years, an additional opportunity will take shape in the place of a now-vacant recreation center in the community. Courtesy of a significant donation from the Baltimore Ravens, a new Boys & Girls Club will feature youth programs that offer opportunities to practice on new athletic fields and learn life skills. In the meantime, the Mary E. Rodman Recreation Center, located about a mile away, is the nearest option for indoor activities for all ages.

Between Gwynns Falls/Leakin Park and downtown Baltimore, events are always within a 5-mile radius. The park hosts Second Sunday events and regular Free 5K Parkruns. Farther east, activities like Artscape and Winter Restaurant Week take place downtown, as do performances at places like Hippodrome Theatre and CFG Bank Arena.
