Central Park Heights is a quickly rising neighborhood in Northwest Baltimore. With its northern border bumping up against Pimlico Race Course and its claim as the home of current Mayor Brandon Scott, one never knows who they may run into on the street. “It’s up and coming, and it has a lot to offer,” says Realtor Eric Clash with Vybe Realty, who was born and raised in the community. “Like a lot of neighborhoods in Baltimore, it’s best to get in now.” An infusion of resources from City Hall and Pimlico has led to increased revitalization efforts in the area, evidenced by new construction and the recent designation of Park Heights Avenue as Charm City’s 9th Main Street district. All this combines to ensure that Central Park Heights is a neighborhood that is off to the races.
Duplexes and row houses in Park Heights
The housing stock in Central Park Heights primarily consists of traditional Baltimore row houses in Federal and Greek Revival style, with neat rows of windows lining the street-facing sides. Some boast bay windows and compact backyards that look out on concrete alleyways. Depending on the number of bedrooms and condition of the property, these tend to cost between $150,000 and $270,000. There are also several red brick duplexes available on the north side of the neighborhood, with prices ranging from $130,000 to $250,000. “There’s been a lot of change near the racetrack lately,” Clash says. “Right at Park Heights and Woodland Avenue there are new apartments going up.” Those looking to rent can find one-, two- and three-bedroom options in these newly constructed buildings.

The closest grocery store to the neighborhood is the Save A Lot on West Cold Spring Lane, although residents can also head 2.5 miles north on Park Heights Avenue to the Giant at Reisterstown Road Plaza. Household necessities are available at the Rite Aid on Park Heights or at the Family Dollar. Central Park Heights is home to several hole-in-the-wall restaurants that are well-regarded by the community, including Judy’s Island Grill. This family-owned eatery serves authentic Jamaican cuisine and is known for its curried chicken.
The national draw of The Preakness Stakes
Every year in early summer, the Pimlico Racetrack in Central Park Heights plays host to the Preakness Stakes. This second leg of the fabled Triple Crown in horse racing attracts many famous faces to the neighborhood, including Bruno Mars and Jack Harlow. There are several days of races leading up to Preakness Day, so locals have ample opportunity to experience the excitement of a day at the track. At Cylburn Arboretum, residents can sway to live jazz beneath the trees at the Jazz Sounds Series. And Baltimore’s Inner Harbor is just 7 miles away, so trips to Camden Yards for an Orioles game are never out of the question.
Hitting the books in Baltimore
Children in Central Park Heights are zoned to begin at Pimlico Elementary/Middle School, a public charter school that is rated C-minus by Niche. Pimlico partners with Sinai Hospital to offer students the opportunity to take advanced science courses in preparation for careers in medicine. The closest public high school to the neighborhood is Forest Park High, which also scores a C-minus. Another nearby option is Bard High School Early College Baltimore, which earns a C-plus and allows students to earn an associate's degree in addition to their high school diploma.
CC Jackson Recreation Center and Cylburn Arboretum
Several pockets of green space are speckled throughout Central Park Heights. At Legacy Community Park on Reisterstown Road, local children can romp on the playground while parents make use of the public basketball and tennis courts. The newly-renovated CC Jackson Recreation Center features a swimming pool, a fitness center, an indoor basketball court and a multipurpose athletic field for baseball and football games. The center also offers career fairs and educational programming for both children and adults throughout the year. Cylburn Arboretum, just one mile from the neighborhood, is a 200-acre slice of green space in the heart of the city where residents can wander the curated gardens or hike the miles of trails in search of rare birds and wildflowers.
Around the city and Sinai Hospital
Park Heights Avenue and Reisterstown Road both serve as the neighborhood’s main connections to Interstate 695 to the north, while West Cold Spring Lane provides the quickest route to Interstate 83. At the West Cold Spring Metro station, residents can catch the subway link train, which will bring them to the Inner Harbor in just over 40 minutes or to shopping destination Owings Mills in 45 minutes. “You can get downtown either on I-83 or through the city,” Clash says. “Hampden is right down the street. Mount Washington is right down the street. Druid Hill Park is right there. You can walk to the Arboretum. There’s a lot of potential.” The neighborhood is also just one mile from Sinai Hospital, which has served the community’s healthcare needs since its founding in 1866.
St. Vincent de Paul
Central Park Heights is a community that has experienced some difficulties, reflected in its overall CAP Index crime score of 6 out of 10 and its homicide score of 9 out of 10, both higher than the national average of 4. However, St. Vincent de Paul Head Start maintains an education center in the neighborhood and offers services for children and parents dealing with homelessness, hunger, employment issues and poverty. Children are prepared for school while parents are assisted in achieving financial, housing and health stability through all-day classes that offer free breakfast and lunch.
