A rich history and future revitalization in West Baltimore
Evergreen Lawn comprises a grid of brick row houses that fan out from the intersection of Edmondson and North Warwick avenues. A few blocks from Franklintown Road and U.S. Route 40, the neighborhood offers a direct commute into downtown Baltimore, about 3 miles east, as well as access to Gwynns Falls/Leakin Park next door. Part of the Edmondson Avenue Historic District, Evergreen Lawn features original 20th-century architecture along a former streetcar line. It also has a long history of community activism. From lobbying to stop the construction of a highway that displaced hundreds of Black residents in the 1980s, to implementing improvement and advocacy groups today, like the Alliance of Rosemont Community Organizations, Evergreen Lawn continues to strive for a brighter future. While the area sees lower CAP Index Crime Scores for property crimes, violent offenses have scores that reach 9 out of 10.
Navigating the buses, trains and thoroughfares of Evergreen Lawn
While the West Baltimore MARC station offers CityLink, LightRail and Amtrak services, the closest metro access takes off from Mondawmin. Maryland Transit Administration buses stop throughout the neighborhood on Bentalou Street and Edmondson Avenue. “It’s an easy commute to downtown. Public transit is there, and then there’s convenience to drive,” says Realtor Shanazar Beasley of Taylor Properties since 2015. “It’s literally 15 minutes to get downtown from there.” As Beasley says, public transportation isn’t the only way to get around. Surrounded by routes 40 and 1, Evergreen Lawn connects to major highways like interstates 95 and 83. About 10 miles away, both domestic and international flights take off from BWI Airport, directly accessible by train, bus or car.
Park access and strengthening the community at Bentalou Rec Center
Evergreen Lawn sits near numerous outdoor recreation spaces. Helen Mackall Park has a playground, basketball courts and open green fields, shaded by Japanese elms. Gwynns Falls/Leakin Park is the largest contiguous park in the city. Visitors can hike miles of trails, participate in programs at the Carrie Murray Nature Center or enjoy a picnic at various pavilions and shelter areas. Just under 3 miles north, Druid Hill Park offers a host of recreation, from swimming pools and disc golf to the Maryland Zoo in Baltimore. Locals can participate in indoor activities year-round at the Bentalou Recreation Center, home of the popular youth basketball program, the Project Survival League. This team brings players and their families together, while also helping children hone their athletic abilities and learn valuable life skills from volunteer mentors.

Original Baltimore-style row houses
The market in Evergreen Lawn consists solely of row houses in various conditions. Despite the consistent style of homes, architectural features vary from one block to the next. While some properties incorporate bay windows on the first and second floors, others have a Federal-style construction with stone front porches. “It’s pretty up-and-coming,” Beasley says. “The price is convenient, and you’re getting a nice, renovated house.” Prices most often range from $120,000 to $300,000, depending on recent restorations, though some homes up for auction can start well below $100,000. Many properties have modest front lawns and back yards, and some have parking spaces in the back alleys. Owners often put up seating areas on their small porches and decorate with planters and flowers.
