Located just south of the West Baltimore MARC Train Station and bordering historic Franklin Square, the community of Lexington is a densely populated urban community. With proximity to the local railway, this area makes for easy commutes to and from Washington, D.C. and is also home to several auto and industrial spaces. “Lexington is a neighborhood with staying power,” says Sterling France, owner of Fran-Coa Real Estate & Management, LLC, a 40-year real estate veteran and longtime Baltimore resident. “It’s reliable, not a whole bunch of change. Many of the owners who own property here have held onto it.”

Some stand alone others don't
Lexington has a mix of two-story single-family row homes. Some are detached or semi-detached. The housing stock here includes a variety of Baltimore row homes featuring two stories, brick or stone facades and short front stoops. The median price for a single-family home is around $92,000 with houses ranging from about $30,000 to $150,000, depending on the age, size and condition of the property. “The values don’t go down because the properties continue to be maintained well,” France says.
West Baltimore and West Franklin bringing the busyness
Lexington’s location near the center of Baltimore makes it ideal for getting downtown. However, it also presents a mixed bag when it comes to transportation and commuter traffic. North Warwick, Route 1, West Baltimore Street and the east-west running West Franklin Street are important arteries for local and through traffic, so traffic can become notably heavier during rush hours and congestion there should be expected. MTA operates bus service through the neighborhood, primarily along Pulaski Street and Baltimore Street providing a transportation alternative for residents who commute.
An old hospital brings new lessons
Students here attend Baltimore City Public Schools like Mary Ann Winterling Elementary, Franklin Square Elementary/Middle and Vivien T. Thomas Academy, all of which Niche rates C-minus. Serving over 400 students in ninth through twelfth grades, the Vivien T. Thomas Academy is located in the historic Franklin Square Hospital Building, established in 1898. Today this school supports career pathways in the medical sciences ranging from emergency medicine to nursing and dental assistance. The schools are part of the Baltimore City Public Schools system, which Niche rates C-plus.
Superb medical care
For the essentials Lexington has several mini-marts and convenience stores, plus a Walgreens pharmacy close. For groceries, the historic Lexington Market is only a short bus ride away. Residents can visit there to pick up fresh produce, meats, seafood and poultry, or simply to grab a bite to eat. Another benefit of living in Lexington being located only minutes away from Grace Medical Center Hospital (formerly Bon Secours Hospital) and campus. Featuring a state-of-the-art emergency room with 69 beds and a behavioral health center, residents have direct access to care just blocks away.
Warwick Avenue Park for people and pets
For some time outdoors, Lexington offers a couple of park options. Warwick Avenue Park features a playground, open green spaces and walking paths. Or there’s Union Square Park, a perfect place for exercise a walk with a pet, children or perhaps even a stroll with a date.
Have a game and a smile
Just three miles from M&T Bank Stadium and Oriole Park at Camden Yards, Lexington residents are perfectly positioned to make their way over to an Orioles baseball game or a Ravens Football game. CityLink bus into downtown makes it an easy trip. Another two miles east and they are at the Waterfront Promenade for a relaxing walking along the harbor.
