Midtown-Edmondson in West Baltimore is a mixed-use community that combines industrial and residential spaces. Industrial space, in fact, comprises the single largest block of property in the neighborhood at about 43%. Homes, by comparison, make up less than 20% of the property mix. Bisected by railroad tracks and situated just north of the West Baltimore MARC train station, this neighborhood’s location makes for easy commutes to and from Washington, D.C. “The west side of Baltimore is good for D.C. buyers who may have been priced out of the housing market there and can find something they can afford here,” says Marty Saunders, a Realtor with Advance Realty and a lifelong resident of Baltimore. “They can get rail service and commute between there and here. People do it all the time.” Lately, Midtown-Edmondson has become particularly popular with investors. “It’s an area that a lot of landlords buy because they can get into houses pretty inexpensively,” Saunders says. "The whole area needs a lot of love.” This explains why many of the homes must be brought up to standards before being occupied, a phase of current transformation the neighborhood appears involved in. “You have a mix of rehabbed houses and those that need rehabbing,” says Sterling France, owner of Fran-Coa Real Estate & Management, LLC, a 40-year real estate veteran and longtime Baltimore resident. “If I were an investor, I would look at that area as a possible good investment opportunity to supply low-income housing because there’s a lot of rehabbing going on, and there are major vacancies in certain blocks of that neighborhood.”

Homes from the 1900s, prices from the 40,000s

A densely populated urban area, housing stock here includes a variety of Baltimore row homes featuring two stories, brick or stone facades, and short front stoops in a very neighborhood-driven, urban block-oriented configuration. A sizeable number of the homes were built in the early 1900s. The median price for a single-family home here is around $45,000. Gutted rowhouses and vacant properties can range from $20,000 to $50,000. Older homes in need of repairs or updates can cost between $50,000 and $100,000. Renovated homes with new floors and appliances range from $100,00 to $200,000. “At the top end, you’re probably getting three- or four-floor row houses from 2,200 to 3,000 square feet,” France says.

Close to the Franklin-Mulberry Expressway and West Baltimore train station

Traffic flow can get involved in Midtown-Edmondson. “Some folks would consider it a little too busy as far as traffic is concerned because of the proximity of Route 40 and West Lafayette Avenue. You have Edmondson Ave as a major street that runs through the whole community,” France says. Traffic relies on local buses and nearby highways like the Franklin-Mulberry Expressway. Commuters can optionally take buses, which travel along Bentalou and Edmondson. There's also the West Baltimore train station, which offers rides along the MARC Penn Line to Washington, D.C.

High school choice program at Baltimore City Public Schools

Students here attend Baltimore City Public Schools. Sandtown-Winchester Achievement Academy serves students in grades pre-K-8 and is graded C-minus by Niche. The district has a high school choice program, which allows students to select specialized schools based on their interests. However, not all students are guaranteed admission to their preferred school. The closest high schools are the D-minus Augusta Fells Savage Institute of Visual Arts and the C-graded Vivien T. Thomas Medical Arts Academy. The visual arts institute is named after Augusta Savage, a renowned sculptor and activist associated with the Harlem Renaissance, and offers curriculum focused on various visual mediums. The medical academy serves students in the historic Franklin Square Hospital Building, established in 1898, and supports career pathways in the medical sciences, ranging from emergency medicine to nursing and dental assistants.

A little drive to save a lot

With no immediately accessible supermarkets in the neighborhood, local mini-marts and convenience stores provide much of the daily essentials. For major grocery shopping, residents must travel a few miles to Save-A-Lot. For dining, fast food and local eating options are available primarily out of the neighborhood a few miles to the east. Playing at Lafayette and Payson Park

Although there’s no major park associated with Midtown-Edmondson, Lafayette and Payson Park is a small pocket park in the neighborhood where neighbors can enjoy some time outdoors. The cozy nook features a basketball court and a playground for youth. Otherwise, residents can walk to neighboring Harlem Square Park for wide-open green spaces, trees and walking paths.

Midtown-Edmondson residents can access events and activities throughout the year not terribly far from the immediate community. Enoch Pratt Free Library hosts events throughout the year, including cooking workshops that teach culinary skills and healthy eating habits.
