West Baltimore brick homes, Mondawmin Mall and Druid Hill Park
Mondawmin in West Baltimore is a densely populated urban community with access to Mondawmin Mall, Druid Hill Park and public transportation. Mondawmin is also home to Coppin State University, which was founded in 1900 and named in honor of renowned educator Fanny Jackson Coppin. Mondawmin is a “small area with a lot of houses. There’s a lot of potential, and it’s one of the few areas in Baltimore where you can still get a moderately priced home to renovate,” says Gina Gargeu, a real estate agent with Century 21 Downtown. “It’s also not that far, maybe five blocks, from Druid Hill Park, Coppin University and the train station. It’s got a lot going for it.” This Historically Black institution offers a wide range of undergraduate, graduate and doctoral degrees. The average price for brick row homes is about $150,000, which is higher than in nearby Penn North and Easterwood across West North Avenue. The neighborhood’s CAP Index crime score is an overall 5 out of 10 for crime, higher than the national average of 4. However, the score for homicide is 10. Mondawmin is home to several houses of worship, such as the New Shiloh Baptist Church on North Monroe Street.

Invest in or buy classic Baltimore row homes
Housing options in Mondawmin consist primarily of classic Baltimore row homes in a variety of styles, many of which are going through renovations. “What I’m seeing people do when renovating is opening up the floor plans where kitchens lead to living rooms and dining rooms, or they’re finishing up the basements for additional living space. They’re also adding decks to the rear of the home,” Gargeu says. “Basically, they’re modernizing them but keeping the old structure.” Homebuyers can choose from red brick or stone residences and floorplans that offer two or three stories. A few also feature covered front porches or rounded bay windows. For those looking to invest or build a dream home from scratch, damaged or abandoned row homes up for auction range in price between $20,000 and $150,000. Habitable dwellings with renovations and modern updates may cost between $150,000 and $250,000.

Mondawmin Mall retail stores and local bars and restaurants
The neighborhood’s shopping center is Mondawmin Mall, which has familiar chain businesses such as Planet Fitness and a Shoppers grocery store. The mall has two floors and over 100 retailers to explore, and has recently added the Village at Mondawmin, a recreation center and community gathering space. The mall is also a popular spot for those who want to hop on the Metro Subwaylink line. The Mondawmin Metro Station is on the northeast side of the parking lot, where trains take residents from Mondawmin to Johns Hopkins or Owings Mills and back again. For something more local, folks can jump into the nightlife atmosphere at Maceo’s Liquors & Bar on Walbrook Avenue.

Two Metro stations within access distance of most homes
The freeways nearest Mondawmin are Interstate 83 and Route 40, which locals use to travel all over Baltimore. “Mondawmin fits right into the center of everything,” says Shenae Carter, a Baltimore native and Realtor with EXP Realty. “You can get to the Beltway in a matter of minutes.” Downtown is about 3 miles southeast, where folks can access the city’s many museums, restaurants and hospitals such as Johns Hopkins Hospital or University of Maryland Medical Center. For weekends away, the Baltimore/Washington International Thurgood Marshall Airport is about 12 miles south via Route 295. If the Mondawmin Station is too crowded, Penn-North Station on West North Avenue is across from the library. As for bus lines, the CityLink Gold line runs all along North Avenue, while CityLink Lime buses run along Reisterstown Road.
Play at Druid Hill Park or read at the Pratt Library
“Druid Hill Park is right down the street from the Mondawmin Community and hosts events over the summer like Afram,” Carter says. Afram is one of the largest African American festivals on the East Coast. This two-day festival draws crowds of over 100,000 people each year to the park. “The park also has a pool and spaces you can reserve for things, like if you want to have big personal events like family reunions. My family has done that before.” The park is home to the Maryland Zoo, which has dozens of animal species from around the globe. Just on the edge of the park is the Rawlings Conservatory, which features a greenhouse and series of outdoor gardens. Locals can catch a football game at the high school or head south to Easterwood Park for the playground and sports courts. On the corner of North and Pennsylvania Avenues, there is the newly refreshed Enoch Pratt Free Library branch. "The Pratt Library Pennsylvania Avenue branch is one of our busiest locations serving all ages with a wide variety of resources and programming,” says Meghan McCorkell, chief of marketing, communications and strategy at the Enoch Pratt Free Library. “The Pratt is an anchor institution across Baltimore helping meet community needs as both a traditional library and a community resource center." Families can attend baby and toddler Storytime, while adults can enroll in arts and crafts or skills training programs. The library also offers several community resources such as Lawyer in the Library for one-on-one legal services or Housing Navigators, which assists locals with finding stable housing, education and advocacy.
