Under the radar in East Baltimore
While at times it can feel like it blends into the surrounding area, Patterson Place is a Baltimore community that attracts buyers looking for a more laid-back atmosphere. “The main draw of Patterson Place compared to the surrounding area is that it’s more neighborhoody, fewer bars and restaurants,” says Meighan Sweeney, a Realtor with Cummings and Co. who has lived in Baltimore for 19 years. “We’re still close to the Inner Harbor and Fells Point, but it’s quieter than both of those places.” This relative sense of calm is matched well with the neighborhood's proximity to Patterson Park, one of Charm City’s most popular green spaces, and to thriving nightlife hubs like Fells Point and Canton, both of which are within walking distance. Despite its centrality, Patterson Place flies under the radar of many Baltimoreans, and residents prefer it that way.

Row houses in Charm City
This densely populated neighborhood is made up entirely of the tightly packed row houses so emblematic of Baltimore. Most are two-story units constructed in the early 1900s, with either red brick or gray stonework facades, short front stoops and small back gardens that look out on alleyways. Prices range from $175,000 to $375,000 depending on the year a home was built, the status of any renovations and the number of bedrooms. Street parking is the norm in this part of the city, as driveways are uncommon or too small to accommodate more than one vehicle. While residents can apply for parking permits, spaces can be difficult to come by on weekends.

Baltimore’s oldest park
Patterson Place lies just to the north of Baltimore’s oldest and best-loved green space, Patterson Park. Locals gather here daily when the weather is nice, boating on the lake or practicing their ice skating and stick handling at the Mimi DiPietro Family Skating Center. This park is also home to the Patterson Park Audubon Center, which works to create bird-friendly environments in the park and around the city so that visitors might catch a glimpse of the famed Baltimore Oriole while picnicking on the hills.

Residents of Patterson Place searching for a way to spend a weekend need look no further than their own backyard. “I love living on Patterson Park,” Sweeney says. “They host cultural festivals throughout the year, and there’s free live music at the pagoda a couple of times a month. Spring and summer are a busy time to be around the park.” In addition to drawing crowds to the annual Fiesta Baltimore celebrating Latino culture, Patterson Park attracts locals and tourists for Brewfest, where they can sample over 40 local beers and enjoy live music and food trucks. For indoor entertainment, Creative Alliance on the southeastern edge of the park holds various programs, workshops and concerts throughout the year. Based in a former movie theater, this organization screens films, hosts concerts and displays exhibitions by local artists, and it's home to the popular Great Halloween Lantern Parade and Festival.

Groceries and good eats in Canton and Fells Point
The closest grocery store to the neighborhood is the Safeway on Boston Street, about a mile south. Biotech, accounting and nursing at Dunbar High
Students on the east side of Patterson Place begin at William Paca Elementary, which earns a C-minus from Niche, while on the west side they are zoned to attend Commodore John Rogers Elementary/Middle, which scores a C. Baltimore City Public Schools students may attend their choice of the district’s high schools. The closest to the neighborhood is Paul Laurence Dunbar High, which also rates a C. Dunbar High is a magnet school that offers career technical education pathways in biotechnology, accounting and nursing.

The northern edge of Patterson Place sits directly along Route 40, the community’s direct connection to the world-renowned Johns Hopkins Hospital less than half a mile west.
