Modest variations with low buy-in
Pimlico Good Neighbors contains a swathe of classic Baltimore red brick rowhouses from the 1920s and 30s. Detached single-family homes usually come as American Foursquare, bungalows or stick houses with cross-gabled roofing, although the inventory for standalone homes is far less than that for rowhouses. Not all rowhouses have stood the test of time as well as others, although some originals have been well preserved, and a few newer builds have also popped up in recent years. That causes a home's age and upkeep to be the main factors affecting price. Rowhomes trend toward lower price points, as they are often smaller in square footage, although those in turnkey condition usually sell for between $100,000 and $275,000. Rowhouses that need some maintenance usually cost between $36,000 and $100,000, depending on how much maintenance is needed. Free-standing homes demand the highest prices due to their amenities like yard space, porches and driveways, with some having sold as high as $360,000 in the last 3 years.Making space for everybody
The colorful playground at Pimlico Good Neighbor Park serves neighborhood children with a small and well-supervised community space. The Pimlico Community Development Authority has plans to bring in more greenery and public spaces to the area. "We already have obtained from the city three lots that we've turned into gardens," Randall says. "We don't have a supermarket in the immediate area, so we are helping ourselves with an herb garden, we have a salad guide where you can take a bowl, and you can start from one end to the other, make yourself a full salad before you leave." Two blocks up Park Heights Avenue, the Weinberg Park Heights Jewish Community Center offers a place to swim and play basketball. The center also provides classes for lifeguard and CPR/first aid certification, ceramics and pottery groups, babysitting and events that can be both religiously minded and cross-cultural. "It's a really great thing to bring in this diversity from all over the community," says Kurcfeld. "We offer levels of membership that help out with different financial positions."Head starts at Arlington High
Neighborhood kids begin their education at Arlington Elementary/Middle School, which earns a C-minus Niche score and offers a robotics club. For grades 9 through 12, Baltimore students can apply to the school of their choice. Forest Park High School is the nearest option, which has a C-minus Niche score and offers AP Classes. Students can also get a head start through Arlington's career and technical education pathways for culinary sciences, automotive technology, nursing and computer science. Both schools offer ESOL resources to non-English speaking students and their families.
Triple Crown traditions
Race day is a sight to be seen as "Maryland, My Maryland" echoes overhead and residents take to their yards with lawn chairs. As Preakness Stakes attendees, who don the colors of Black-Eyed Susan's, roll by looking for a parking space, residents fill coolers with ice and drinks and open their yards and driveways to the visitors. But local activities and programs at nearby institutions, rather than major sporting events, are where the community spirit truly shines. "We've done Challa bakes that attract people from various levels of Orthodoxy, but also people from the Black community who want to learn different techniques," says Laura Kurcfeld, Senior Director of Programs for the Weinberg Park Heights JCC, which is slated to receive its own independent renovations soon. "We just want to make a welcoming and safe space for people through our programming."
Subway stops and other connections
Plans to reinvigorate the area's infrastructure are a top priority. "We want to make sure that things like traffic control and traffic movement is seamless throughout with having so many people coming," Randall says. For now, a Metro Subwaylink station is offered to residents just over a mile south on Rogers Avenue. Bus routes pass by the neighborhood on major roads, which converge at the intersection of Park Heights Avenue and Northern Parkway. Drivers use Interstate 83, located roughly 3 miles east, for faster connections to Baltimore County than city streets.Spicy, sweet and savory Black-owned businesses
Park Heights Avenue is a stronghold of Black-owned restaurants and businesses, such as tattoo parlors and a Caribbean grocery store. The avenue's concentration of delicacies is plentiful with multiple businesses within walking distance of the neighborhood. Whether it's jerk chicken from Blue Caribbean Bar & Lounge, bean pies from K T's Kitchen or coco bread from Montego Bay Bakery, the culinary institutions on Park Heights Avenue help preserve the area's multicultural Black history. For grocery chains like Giant Foods and Seven Mile Market, the commercial corridor of Reisterstown Road is less than 2 miles west. For emergencies and regular checkups, Sinai Hospital serves practically all local patients’ needs and is one of the largest employers in the area.
Things to consider
Traffic around Pimlico Race Course can get heavy during major sporting events and music festivals. However, the neighborhood does have permitted street parking at certain times of the year, which residents can apply for through the Baltimore City Parking Authority. Crime is also still somewhat of an issue for the neighborhood, which has a CAP Index Score one point above the national average. But community investments are changing that. "Over the years, crime has been reduced because the housing stock has changed," Webb says.
