Winding the way home
Roland Park dates to the 1890s, making it one of the first planned suburban communities in the United States. Consequently, there are plenty of historic homes here, but the area’s popularity has also led to some new construction. Hundreds of mature trees line the winding streets of Poplar Hill, cloaking the homes from view. Many architectural styles are on display, from cozy capes to sprawling Tudor-inspired mansions. The homes are on sizable lots featuring broad lawns and lush landscaping. Since Poplar Hill is a residential neighborhood crisscrossed with hilly, looping roads and cul-de-sacs, there’s very little through traffic. Neat stone walls and creative brickwork border the two-lane streets. “It’s a stable area,” Kuzma says. “People who own homes there usually hold on to them.” It’s possible to secure a condo in Poplar Hill for $300,000, but single-family homes start at around $600,000, and some of the larger mansions sell for as much as $2 million.Soak in the scenery at Lake Roland Park
Despite its nature-inspired name, there are no parks within Poplar Hill’s borders. But two miles north is the entrance to Lake Roland Park, an oasis that spans 500 acres in the Jones Falls Valley. From there, visitors can take advantage of multi-use trails, many of which afford splendid views of Lake Roland. Parents in Poplar Hill can send their kids to Roland Park Elementary/Middle School, a combination pre-K through 8th school that gets a B-plus from Niche. Some students might attend The Mount Washington School, which receives a B-minus. Frederick Douglass High School is about 5 miles south of Poplar Hill and gets a C. The Bryn Mawr School, a private all-girls educational institution founded in 1885, sits on a scenic 26-acre campus on Melrose Avenue. Interstate 83 runs along Poplar Hill’s western border, making for an easy commute to downtown Baltimore. The Inner Harbor is about 10 miles south, a drive that takes around 25 minutes. The 20-mile drive to Baltimore/Washington International Airport (BWI) takes roughly 45 minutes. For date night, locals can head over to Mt. Washington. The village has several enticing restaurants, including Chiyo Sushi, Ethel’s Creole Kitchen and Mt. Washington Tavern. Just across Falls Road is a Whole Foods Market where residents can shop for groceries.Home on the Hill
“Shopping is sparse in that part of Roland Park,” Kuzma says. “It’s surrounded by houses and the private school.” The access to I-83 helps to offset that sense of isolation, but potential buyers should know that the homes themselves are the primary focus in Poplar Hill.
