Poppleton presents a recognizably Baltimorean sight for prospective buyers with its tightly packed streets lined with red brick row houses. “Most of the stock has two stories, but there are a few three-story homes in there as well,” Jordon says. Greek Revival and Federal-style architecture is most common, with neat rows of street-facing windows lining the facades and looking out on short front stoops. Some porches are covered, and many homes have stubby back driveways with space enough for a single vehicle. Price points begin around $100,000 and rise to around $275,000 based on size and condition of the property. “The houses here need some love, but they have really good bones,” Jordon says. “And the state of Maryland and the city are really pushing incentives for home ownership. Promoting ownership in these neighborhoods is a great way of creating more community engagement, which helps to keep crime off the streets.”Franklin Square and the Poppleton Recreation Center
On the west end of Poppleton, residents can wander along the walking paths or lounge on the grassy fields of the historic Franklin Square Park. Built in the 1830s, this park is among the oldest in Baltimore and has been the home of the Ruth M. Kirk Family Fun Festival for over 25 years. The community has also been active lately in attempting to resurrect the Poppleton Recreation Center and its surrounding green space, Greater Model Park. Although it has stood vacant for over 20 years, the Poppleton neighborhood association has been working toward revitalizing the recreation center with the goal of beginning operations by the end of summer 2024.Education in Poppleton
Children in Poppleton are zoned to attend James McHenry Elementary/Middle School, which scores a C-minus on Niche. James McHenry serves as both a school and a community center for the neighborhood and offers access to the Ingenuity Project, a year-round advanced STEM curriculum. Students then proceed to their choice of Baltimore’s public high schools. The Excel Academy at Francis M. Wood High, which also earns a C-minus, is the closest option to Poppleton. Next door to Poppleton at Franklin Square Park, residents can enjoy the annual Ruth M. Kirk Family Fun Festival. At this community-organized gathering, locals come together to enjoy a cookout beneath the gazebo and to enjoy live performances by neighbors and friends. Poppleton is also home to the Edgar Allan Poe House and Museum, the site where Poe wrote many of his most famous short stories. The neighborhood is also a brief mile-long walk from Oriole Park at Camden Yards, so orange-clad baseball fans and the scent of ballpark hot dogs are common on game days.To the Inner Harbor or the nation’s capital
“Really, this neighborhood is about transportation,” says Domonic Jordon, Realtor with Berkshire Hathaway and lifelong Baltimore resident. “It’s right on major bus lines that go straight into downtown Baltimore and the many attractions that offers.” Another key factor in Poppleton’s popularity is its proximity to the West Baltimore Marc station. “There are a lot of folks who are getting out of living in D.C. because of the cost,” Jordon adds. “Baltimore is an attractive alternative because you can do a full renovation on a home and still commute pretty easily to D.C. and make D.C. money.” The CityLink Orange Line bus, which runs through the middle of the neighborhood, drops residents off at the Marc station, where they can catch the train and be in the nation’s capital within an hour.Food Depot and Hollins Street Market
While mini-marts and convenience stores are sprinkled throughout the neighborhood, Poppleton residents will need to head 1.5 miles west to Food Depot for a more extensive selection of produce and groceries. Poppleton is also just a few blocks from Hollins Market, the oldest public market in Charm City. “The Hollins Street Market has historically been a great option for grocery shopping,” Jordon says. “All the markets are experiencing a renaissance lately, which is very encouraging to see.” The market is currently undergoing renovations and plans to add produce vendors, pop-up stalls and food stalls when it reopens in May of 2024. Across the street from the market, Zella’s Pizzeria has been a favorite of area locals since 2007, serving fresh-baked pies and offering fast delivery.
