Seton Hill
20th-century row houses off North Paca Street
Some of Seton Hill’s history can be seen in its architecture and brick walkways, but many of the neighborhood's row houses and retail buildings were constructed in the early 1900s. Decorative trees are integrated into sidewalks, but the neighborhood maintains an urban feel. Because homes are tightly packed, properties do not include garages or driveways. Street parking is available, though many in the community utilize public transit instead of owning a car. Most residents rent their row houses, so properties come to market less frequently than in surrounding communities. “The average price for a two-bed, one-bath rowhome is around $200,000, which is why a lot of first-time buyers are drawn to the neighborhood,” explains Molly Reed of Compass, a Realtor with over a decade of experience in Baltimore.Trinacria’s Italian market and nearby restaurants
Though bordered by downtown Baltimore's shops, restaurants and nightlife, the neighborhood features a few businesses in and around its borders. “Seton Hill has a hidden gem Italian imports grocery store called Trinacria- it's amazing,” Reed says. Trinacria has remained the neighborhood’s local market since 1908, its location just a few blocks south of St. Mary’s Park. For household essentials, Save A Lot is about half a mile northwest, right off Pennsylvania Avenue. When dining out, The Land of Kush and Culture Caribbean serve lunch and dinner, while SS Café offers brunch six days a week a few blocks south near North Green Street.Community association events and top spots like Hippodrome Theatre
Seton Hill residents enjoy events in their community and activities throughout downtown. “Because it's a small community, it's pretty close-knit, and they have an active community association—not an HOA. Some events include a holiday party, pumpkin carving, block parties, movie in the park nights and neighborhood cleanup days,” Reed explains. Many of the Seton Hill Association events are hosted right in St. Mary’s Park. For nightlife and the arts, Pratt Street Ale House, Hippodrome Theatre and The Walters Art Museum are within a mile radius of home.Walkable access to top-rated Baltimore School for the Arts
Part of Baltimore City Public Schools, the neighborhood benefits from walkable access to schools for all grade levels. Students begin at The Historic Samuel Coleridge-Taylor Elementary, which earns a C-minus from Niche, and transition to Booker T. Washington Middle, another C-minus-graded school. From here, students can choose where to attend high school, but the nearest option is Baltimore School for the Arts, a B-plus school that ranks as the best high school for the arts in Maryland. At Baltimore School for the Arts, students audition and interview to participate in programs for subjects like dance, music and visual arts.St. Mary’s Park at the heart of the community
Multiple urban parks are located in and around Seton Hill. With St. Mary’s Park at the heart of the neighborhood, residents can take advantage of shaded benches and open fields beside Mother Seton House and St. Mary’s Seminary Chapel—both of which have been in the community since the early 1800s. Half a mile away, locals bring their dogs to Howard Street Dog Park, a fenced-in green space overlooking the Centre Street light rail station.Pedestrian-friendly living with nearby subway and CityLink stops
Travel throughout the city is simple with public transit, though there are thoroughfares close by for those commuting by car. The CityLink’s Pink Line provides bus service through downtown and to The Johns Hopkins Hospital. If heading to places like Druid Hill Park, nearby stations at State Center or Lexington Market include subway service, and for trips north toward Hampden, the 94 bus and nearby light rail are available for use. If driving, Route 40 runs through the neighborhood, just south of the park, connecting Seton Hill to shopping hubs in Catonsville and White Marsh.
