Why do people buy homes in Walbrook?

Walbrook has classic Baltimore rowhouses, and residents live minutes away from some of the city’s most popular green spaces like Gwynns Falls/Leakin Park and Druid Hill Park. When residents here want to shop or dine, they can head to the nearby Mondawmin Mall or walk down the commercially dense North Avenue corridor, which serves as the neighborhood's southern boundary. It’s also appealing for its proximity to main highways like Interstate 83, public bus lines and the West Baltimore Station for MARC train access. Commuters appreciate the neighborhood’s proximity to both Downtown Baltimore, about 5 miles away, and Washington, 40 miles south.

A community of classic Baltimore townhouses

Walbrook is best known for its rows of brick townhouses, though occasionally detached American Foursquares and Victorian-inspired single-family homes can show up on the market. On-street parking is the norm here, given that most homes have neither driveways nor garages. Home prices range from the lower $100,000s to the lower $300,000s, varying by home condition and square footage. Those prices are below what you’ll typically find throughout Baltimore; the median sale price here is $230,000, as opposed to Baltimore’s median of $249,000. “There's a lot of investors renovating vacant inventory,” says Chris Cooke, a Team Leader with Berkshire Hathaway Home Services with 21 years of experience serving Maryland. “The housing stock is fairly affordable, so you get a lot of first-time homebuyers as well.”

West of home is Gwynns Falls/Leakin Park, the largest green space in Baltimore and the second-largest woodland park in the country, spanning over 1,200 acres. Visitors can hike along miles of nature trails or explore the Carrie Murray Nature Center, where they can visit the hawk house and learn about the city's natural ecosystem. Less than 3 miles east along Gwynns Falls Parkway is Druid Hill Park, which has a public swimming pool, a trail surrounding Druid Lake, and the Maryland Zoo in Baltimore, which has been around since 1876.

Access to I-83, downtown, and MARC trains

Walbrook sits between the Gwynns Falls Parkway, which loops around Mondawmin Mall a mile to the north, and North Avenue, which cuts east across the city to Interstate 83. “It’s got easy access to public transit and downtown,” says Cooke. “You're not too far from Coppin State University, and it’s easily accessible to I-83, which runs close by.” Downtown Baltimore employers are a 5-mile drive east, while the bars and restaurants in Hampden are 4 miles north. You can also catch the CityLink Gold bus, which stops along North Avenue. The nearby West Baltimore Station is a stop for Orange Line MARC trains that connect to Baltimore/Washington International Thurgood Marshall Airport in roughly 40 minutes, or to Washington, D.C. in under an hour.

A quick ride to the Inner Harbor

Walbrook is just over 5 miles from Baltimore’s Inner Harbor, where locals and tourists alike gather for concerts at Power Plant Live and Pier Six Pavilion. Children will enjoy gazing through the exhibits at the National Aquarium, while Horseshoe Casino Baltimore is home to a number of high-end restaurants and bars where fans can catch the Orioles and the Ravens on gamedays. Movie fans can take in the latest blockbuster on the Maryland Science Center’s massive IMAX screen.

Local crime and city trends

Baltimore’s violent crime rate has reached historic lows recently, mainly due to city-led community programs and local involvement. However, potential homebuyers need to be aware that Walbrook has a CAP Index Crime Score of 9 out of 10, higher than the national average score of 4 out of 10.
