Despite its proximity to the city, the area maintains a small-town charm while experiencing significant development. “It’s an up-and-coming part of town that is about to burst wide open,” says Ronald Rose, a realtor with Indiana Realty Pros. With new housing, parks, and dining options emerging, Frances-Stones Crossing is quickly becoming a popular destination for families and professionals.

Most homes are priced around and offer three to four bedrooms with two to three bathrooms. The main price range in the area is $240,000 to high $600,000. There are also multiple high-end properties, valued between $730,000 to around $3.8 million, with expansive layouts and sit on large lots, providing privacy and plenty of outdoor space. Over 1,000 new homes are slated for development, along with new parks and expanded dining options. “You’re going to see the town burst apart in the next 5 years,” Rose says, emphasizing the rapid pace of development that will continue to shape the community. “There hasn’t been much development until recently, so newer home styles and custom builds are typical here,” Rose says.
