A mix of suburbia and open space near Batavia
Batavia's Clover Hills neighborhood offers homebuyers different versions of suburbia. The first, common to other neighborhoods in western Chicago, features homes on modest lots lining narrow residential streets. Another, more unique, is defined by larger homes with a bit more acreage. A third is wide open spaces that are yet to be developed. “Those are the ones that are unincorporated lots – the people who live there have a Batavia address and have access to Batavia schools, but they’re on well water and a private septic system, and they’re outside of the Batavia service area,” says Laura Henrikson, a broker with @ Properties and Christie’s International Real Estate. Residents have access to retail, dining, and other businesses lining North Randall Road, which is just to the east. The neighborhood receives an overall CAP Index score of 2, half the national average of 4.
New Winding Creek Subdivision
The neighborhood is growing, as evidenced by new homes being constructed in the Winding Creek Subdivision. The houses built within the past couple of years are contemporary ranch-style and custom-built, priced between $500,000 and $700,000 and averaging around 3,000 square feet. The monthly fee for the subdivision is between $55 and $65. Classic or contemporary versions of Colonial Revival are prominent. Some homes are on lots as big as 7 acres, and the prices run from $575,000 to $725,000. Smaller yards and homes are more tightly packed in the eastern part of the neighborhood near Randall Road. Contemporary traditional houses from the 1990s in the Deerpath Trails Subdivision range from $450,000 to $660,000. Townhouses in this development have monthly fees between 200 and 300 dollars and a price tag between $300,000 and $450,000.

Batavia Public School District
Most students in Clover Hills are zoned to attend highly rated Batavia Public Schools. Grace McWayne Elementary and Sam Rotolo Middle receive A-minus Niche grades, and the site ranks Batavia High School as the 76th best of 700 public high schools in Illinois. The school gets an A grade and has a 95% average graduation rate. Some students may be zoned for the Geneva Community School District. Fabyan Elementary receives an A, Geneva Middle School South gets a B-plus, and Geneva Community High School receives an A. Geneva and Batavia High Schools have had an intense football rivalry since 1913. It’s one of the oldest football rivalries in Illinois. Holy Cross Catholic School is a private school option in the neighborhood, serving students through eighth grade. The school does not have a Niche score.

Parks in Clover Hills and away from the neighborhood
The neighborhood’s namesake, Clover Hills Park, is a modest, 3-acre park with a small playground and a walking path. Michael Arbizzani Park, which is about the same size, has more green space and a play area. In warmer months, residents can go swimming nearby. “We don’t have a public pool in Batavia, but we do have a quarry,” Henrikson says. Hall Quarry Beach, formerly a limestone quarry, has been a summer retreat since 1920. Amenities include a drop slide, a picnic area and sand volleyball courts. Minor League Baseball is only 5 miles away at Northwestern Medicine Field in Geneva. It's home to the Kane County Cougars.
Indoor entertainment is available at Emagine Batavia. The movie theater sports reclining leather seats and an auditorium with a screen measuring almost 100 feet wide and five stories tall, one of the largest of its kind in Illinois. Concessions include ice cream and a bar for adults. The theater also has duckpin bowling.

Restaurant and retail options on Randall Road
Randall Road, which runs to the neighborhood's east side, is packed with retail, grocery, and dining options. Target, Kohl's, Ace Hardware and several fast-food options are all located here. Apple Villa Pancake House and Crosstown Pub & Grill are also on Randall. The former serves breakfast and lunch in a relaxed atmosphere, while the latter, a classic sports bar, hosts live music on the patio Friday and Saturday nights. Groceries are available at Jewel-Osco, Walmart Supercenter and Trader Joe's.
Crossroads Bar and Grill in Clover Hills is great for lunch and dinner with friends and family.

Pace bus stops in Clover Hills
The neighborhood is mostly car-dependent, but there are public transportation options on Randall Road. The Pace bus service has multiple stops on the north/south road. To access the nearest Metra commuter rail station, it’s about 5 miles to the north in Geneva. The trip to Chicago’s Union Station will take over an hour. Commutes to Chicago and Chicago O'Hare International Airport are about 45 miles via Interstate 88.
