Don’t be fooled by the name Brownfields: This unincorporated community in the East Baton Rouge Parish is green, lush and filled with parks and conservation areas. Adjacent to the Comite River, the community offers residents single-family homes among an oasis of natural beauty. “Brownfields has an older town feel to it. There are more traditional homes and large yards,” says Rebecca Braun, a Realtor with Covington & Associates Real Estate who has been selling homes in the area for over seven years. With an abundance of green spaces just 5 miles from major thoroughfares such as I-10, Brownfields offers residents the best of both worlds.
Brownfields' 2010 census recorded a population just under 6,000.
Blackwater Conservation Area has local wildlife all over the park.

Single-story homes with large lots
Brownfields features an eclectic collection of traditional and contemporary housing, with French country homes and Acadian styles sitting next to split-level and ranch-style homes. Lots range anywhere from a quarter-acre of land to 10 acres or more, giving residents plenty of space and privacy. Homebuyers can find three-bedroom ranch-style homes with attached carports for about $140,000 to $275,000, with the price increasing with the size of the lot. Those looking to further embrace the great outdoors can find four-bedroom custom-built properties with wrap-around porches, in-ground pools and horse barns starting at around $545,000. New construction is scattered throughout the community, with modern three-bedroom bungalows with attached garages and open floorplans starting at around $240,000.

Low student-teacher ratio in East Baton Rouge
Children in the area attend the East Baton Rouge Parish Public Schools district, which earned a C-plus from Niche and has an average student-teacher ratio of 16 to 1. Younger kids in grades K-8 may attend Crestworth Elementary School before moving on to Northeast High School, with both schools earning a C from Niche. Northeast offers a comprehensive dual-enrollment program and students can earn college credit from the nearby Louisiana State University, Baton Rouge Community College or Southern University and A&M College.
Crestworth Elementary School is a STEM facility with a gifted program in Highland Farms.
Northeast High School is the home of the Northeast Vikings in Brownsfield Central.

Airport and highway connect to city centers
While Brownfields offers residents more of a rural feel, the community is also close to several forms of transportation. “It’s very convenient to the airport and interstate,” says Braun. The Baton Rouge Metropolitan Airport is about 5 miles from the community and connects passengers to five major cities: Washington, D.C., Atlanta, Charlotte, Dallas, and Houston. For shorter trips, residents are about 5 miles north of I-10, which runs east-west across southern Louisiana and connects to nearby city centers such as New Orleans, which is about 90 miles from Brownfields.
Running errands and Cajun dining
Route 67 borders Brownfields to the west, providing residents with quick access to several shops, including Dollar Tree, Walgreens and a Walmart Supercenter selling groceries. Baton Rouge is known for its Cajun and Creole flavors, and Brownfields is no exception. Triplet’s Blue Store Chicken serves up boudin and po-boys, while Adam’s Restaurant is known for its seafood plates.
Acres of protected land and natural habitats
With multiple green spaces scattered throughout the community, Hooper Road Park stands out with a lighted ballfield, indoor and outdoor basketball courts, tennis courts and a playground for kids to explore. As a conservation area, the park boasts over 200 acres of woods and bluffs and invites residents to explore nature with over 5 miles of winding trails, including a connector that leads to the nearby Comite River Conservation Area. There, a collection of hilly trails runs along the banks of the Comite River and Cypress Bayou, making the preservation site a popular destination for fishing.

Brownfields is about 4 miles from The Baton Rouge Zoo, where locals can see tigers, giraffes, alligators and more while attending community events. Popular festivities include the annual Brew at the Zoo, which features local food vendors, craft beer, live music and more.
Flooding along the Comite River
FEMA has designated the vast majority of Brownfields as an AE Flood Zone, meaning that homeowners in this area face a 1% annual chance of flooding and a 26% chance over the life of a 30-year mortgage. Homebuyers in these zones may be required to purchase flood insurance, and after disastrous flooding in 2016, the Comite River Diversion Canal Project is working to divert 30,000 cubic square feet of water from the Comite River into the Mississippi River.
