Less than 2 miles from the magic of Disney’s theme parks, behind the gates of a giant M and towering palms, sits Magic Village. This Kissimmee resort-style community is a year-round vacation destination for snowbirds and private vacation homeowners. “The area is located inside a short-term housing zone. “These are rentals, but many own their units and use them as private vacation homes," says Jennifer Jordan, a Magic Village Homeowner's Association member. Magic Village combines the luxury living of a master-planned community with the concierge services and amenities of a boutique hotel. Located off U.S. Route 192 and Interstate 4, it conveniently connects residents to all the top attractions, entertainment and dining Central Florida offers.
Two luxury housing sections filled with magic
The upscale gated community has two sections: Magic Village Yards and Magic Village Views, each appealing to a variety of people. “It’s a mix of tourists, snowbirds with second homes and full-time residents,” says Michelle Howard, Realtor for Keller Williams Realty, who has served the area for over six years. The people who live there enjoy the combination of feeling like they’re on vacation while also being able to get to know their neighbors.” Magic Village Views offers three—and four-bedroom condos between 2,100 and 2,300 square feet. Magic Village Yards, where residents and vacationers can choose two—or three-story townhouse villas, has three—and four-bedroom villas between 1,800 and 2,000 square feet. Most Magic Village properties range from around $410,000 for a three-bedroom to around $590,000 for a four-bedroom. "The two sections are under separate management. “Both communities have garbage collection, landscaping and other services you'd find in an HOA," says Jordan. Community properties were built in the mid-2010s, but some fully furnished one-bedroom condo-hotel properties inside the Galleria Palm Hotel were built in the 1990s. These are around 300 square feet and range from around $67,000 to approximately $80,000. Magic Village residents enjoy concierge services like car rentals, golf tee times, unique theme park experiences, private chefs and grocery shopping. They also enjoy access to a clubhouse with a fine dining restaurant, fitness center, resort-style pool, a coffee shop, sports courts and a kids’ playroom. The community has onsite maintenance, which keeps lawns landscaped, and residents enjoy furnished patios, multiple parking spaces and hot tubs. Homeowners’ association fees vary from $378 a month to $569, depending on which section residents live in.

Theme parks and attractions in every direction
Residents can walk to the nearest restaurant, Villagio, on Magic Village’s property. The upscale restaurant offers pastas and Brazilian-style pizzas, and locals love their all-you-can-eat option for $25. More dining options are available off Route 192, along the community's southern edge. Sakura Asian Fusion is a popular spot for sushi, noodle soup and stir fry dishes. Formosa Gardens Village is the closest shopping center, less than 2 miles away, which provides a variety of chain restaurants, retailers and mini golf. The Promenade at Sunset Walk is also under 2 miles, a sprawling walkable district with plenty of unique shops and restaurants. El Jefe Tequilas Taco Cantina is located here, known for its birria tacos and elote and carries 250 tequilas, and locals can enjoy smoked staples at Lizzie’s Memphis-style BBQ. At night, the shopping plaza’s Margaritaville Boulevard is a vibrant hotspot with illuminated palm trees, live music and packed bars and venues, like GameTime, home to dozens of arcade classics, and Bahama Breeze, where locals can sip tiki drinks and listen to beachy tunes. Disney Springs is a 5-mile drive for those who want a Disney-infused shopping and dining experience. The 120-acre outdoor shopping complex has four distinct areas, each with its own theme and restaurants that match the theme. It also has unique specialty shops, entertainment and a movie theater. Disney Transport offers buses and water taxis to travel between the complex and other parts of Walt Disney World. Locals can visit the marina and admire the waterfront views at The Landing. For groceries, Magic Village residents can rely on the community’s concierge service or shop on their own at Publix at Orange Lake Town Center, 2 miles away. Rolling Oaks Commons Plaza, 2 miles west, provides more big-box stores like Target and retailers Dollar Tree and Starbucks. Sitting less than 2 miles from Walt Disney World Resort and a short drive from other theme parks and attractions, residents have endless entertainment at their fingertips. The community is home to Disney’s All-Star Music Resort, Movies Resort and Sports Resort, each designed around its theme. The music resort draws inspiration from different genres and Disney music to outfit its five sections.

A large fitness center is also open 24/7. Beyond its resort allure, Magic Village is home to the ESPN Wide World of Sports Complex. Spectators can cheer on amateur and professional sporting events among its 30 athletic fields. The Atlanta Braves, a Major League Baseball team, also uses the complex for spring training. Mystic Dunes Golf Club is 3 miles away, a resort-style public course designed by Champions Tour Player and NBC Golf Analyst Gary Koch. Players can experience two 9-hole courses with challenges like 80-foot elevation changes and rolling dunes. Celebration Lakeside Park sits 5 miles south of Magic Village. Sitting along the shores of Lake Rianhard, the park offers shaded hiking trails, basketball courts, playgrounds and plenty of green space for a picnic.

Magic Village schools make the grade
Osceola County School District serves the area, and local students attend Celebration School, which serves Kindergarten through eighth grade, finishing their education at Celebration High School. Celebration School, which earned a B-plus on Niche, is ranked the No. 1 public elementary school in Osceola County and offers golf and cross-country teams. Earning an A-minus on Niche, Celebration High is the fifth-best public high school in the county and provides a Biomedical Sciences Program and volleyball and wrestling teams.

Magic Village hosts a variety of events exclusive to residents. On New Year's Eve, the community hosts a White Party with live music, a DJ, an open bar and chef stations. It also hosts private chef dinners at the Villaggio Restaurant and an annual Halloween party. The Promenade at Sunset Walk is also a hot spot for events. The shopping complex hosts weekly Latin music nights, an annual Cinco de Mayo street party and car shows. Walt Disney World Resort hosts celebrations year-round for those who prefer the amusement park experience. Popular festivities include the EPCOT International Food and Wine Festival, which runs from August to November; Mickey’s Not-So-Scary Halloween Party, which runs from August to October; Mickey’s Very Merry Christmas Party; and Walt Disney World Marathon Weekend, which takes place in January.
