Quiet neighborhood with easy commute to Houma
With a bustling commercial area blocking Broadmoor from view, folks driving through Bayou Cane might never realize that the neighborhood is there. But this residential area, centrally located in a Louisiana town of 20,000 residents, is worth seeking out. The quiet streets branch off Park Avenue, the artery that connects Bayou Cane with Houma to the south and Thibodaux to the north. Home to a sought-after elementary school in Terrebonne Parish, Broadmoor combines a laid-back lifestyle with urban convenience and nearby shopping at Southland Mall. “It’s probably one of the best neighborhoods for first-time homebuyers because of the price ranges,” says Cade Harris, broker and owner of CHT Group Real Estate.

Bright beginnings at Broadmoor Elementary
Kids won’t have to walk far to reach Broadmoor Elementary, which receives an A-minus from Niche. After that, Evergreen Junior High School, which receives a B, and H.L. Bourgeois High School, which receives a B-plus, are a short distance north along West Park Avenue. St. Bernadette School, a private Catholic school serving students from pre-kindergarten through seventh grade, is also in the neighborhood. St. Bernadette doesn't currently have a Niche grade.
Shopping at Southland Mall
Abutting the northwestern corner of the neighborhood, Southland Mall is home to department stores like JCPenney, Dillard’s and Maurices plus a buffet of jewelers, cell phone stores and sportswear outlets. Chain restaurants, including fast food options, can be found in abundance along the highways near the mall. Regional chain Fiery Crab Seafood Restaurant and Bar dishes out seafood platters from its West Park Avenue location. Across the avenue, Walk-On’s Sports Bistreaux is a popular game-day spot serving wings, po’boys and other grub. Sam's Club sets up camp in this area as well, and Cannata’s Family Market offers groceries and a “lagniappe” —a little something extra — for regulars.

Ranch-style homes beneath oak canopy
A network of narrow streets, some tunneling through dense live oak, welcomes residents to Broadmoor. Ranch-style homes featuring cross-gabled roofs huddle closely together on lots measuring under a quarter acre. Most of the houses were built between 1960 and 1990. Garages and shaded carports help keep parked cars off the narrow streets, some of which are bordered by paved sidewalks suitable for jogging or dog-walking. Prices for a three-bedroom ranch house range from $150,000 to $300,000.

It also leads straight to Terrebonne General Health System, the nearest hospital. Park Avenue winds through a series of smaller towns before arriving at Thibodaux, 13 miles north. U.S. Route 90 offers the quickest route to New Orleans, 60 miles away, and Louis Armstrong New Orleans International Airport, which is about 45 miles.

Paving the way to Oakshire Park
About a mile north, the nearest public park, Oakshire Park, is a small patch of green space with a paved walking path, swing sets, play structures and rippling trees. Glenn F. Pope Memorial Park, about 3 miles away, offers a longer walking trail and a baseball field. Pirate’s Bayou Blacklight Mini Golf is a spooky swamp-themed indoor putt-putt course within Southland Mall, and AMC Houma Palace 10 screens the latest flicks half a mile away.
