Emberly is a growing community, 45 miles from Houston

Emberly is a master-planned community in Beasley, an outer-ring suburb about 45 miles from downtown Houston. The development from Starwood Land already has hundreds of new construction homes and a bustling amenity center, but it is still growing. Plans include opening a commercial area and an on-site daycare. Community events, playgrounds and a highly rated school district draw families to the area, but there is something for people of all ages. Because Emberly is just off Highway 59, residents can easily get across the greater Houston area.

New construction that generally costs less than Sugar Land homes

“Emberly hits that sweet spot buyers are looking for right now – affordability, lifestyle and long-term growth,” says Realtor Stanley Mani, a broker and owner of MIH Realtor, who has been working in Fort Bend County for over 20 years. New Traditional and contemporary homes line the streets, ranging from 1,400 to 2,800 square feet. Having seven builders adds variety to the housing, but you can usually find brick and stone exteriors, two-car garages and open-concept interiors. The median single-family home price is on par with the rest of Beasley but is slightly less than in Rosenberg. Depending on size and builder, you can expect to pay between the mid-$200,000s and the high $300,000s:

  • Homes from CastleRock Communities, D.R. Horton, and Lennar are priced from the mid-$200,000s.
  • Properties from LGI Homes and Davidson Homes start in the high $200,000s.
  • Designs from Tri Coast Homes begin in the low $300,000s.
“Emberly is one of the best values in the market right now,” Mani says. “Buyers are getting newer homes with modern features and community amenities, all at a price point that’s still accessible. Compared to areas closer to Sugar Land, you’re getting significantly more for your money, which is why you’re seeing strong interest.” Annual HOA dues help pay for maintenance of amenities, properties and shared spaces, and are about $1,400.

Built-in amenities, community events and nearby parks offer of fun

There are miles of trails throughout the neighborhood, which make it easy for residents to walk from their homes to the Haven Amenity Village, the heart of Emberly’s recreation. There, you can:

  • Bring your kids to the playground
  • Let your dog run around off-leash at the dog park
  • Play a friendly game of pickleball on the courts
  • Work out at the clubhouse’s fitness center
  • Cool off at the resort-style pool and water park
The amenity village is also home to community events, from year-round happy hours to holiday celebrations like brunch with Santa and a Fourth of July celebration. “It’s a true master-planned community where you’re not just buying a home; you’re buying into a neighborhood with amenities, events and a strong sense of community,” Mani says. Residents also head into the nearby cities for more attractions, like Rosenberg’s Seabourne Creek Nature Park, where people can fish, hike and picnic.

Students attend highly rated Lamar schools

Families in Emberly can attend the highly rated Lamar Consolidated Independent School District, which has received statewide acclaim, including winning the H-E-B Excellence in Education Award in 2025. The neighborhood is zoned for the highly rated Beasley Elementary School, but school choice is available through limited transfer opportunities within the district.

Highway 59 is a straight shot to Houston, Sugar Land and more

Emberly is right off Highway 59, which merges with Interstate 69, making it easy for residents to reach Houston and the surrounding cities. “For a community at this price point, the access is a major win,” Mani says. The commute to downtown Houston can range from about 50 minutes to an hour and a half, depending on traffic. You can reach Sugar Land in 25 miles (or 30 minutes), while Richmond and Rosenberg are both about 15 miles (or 20 minutes) away. “It’s one of those locations where you still get space and value without feeling disconnected from the city,” Mani says.

New commercial area on the way, but nearby cities already offer plenty

An upcoming commercial development is part of Emberly’s final plan, but there is already so much in the area. Beasley has local spots like Taqueria Las Cazuelas, but there are even more options in Rosenberg. Ol’ Railroad Cafe serves comfort food in the city’s historic downtown, and you can order Vietnamese dishes like banh mi from Country Pho. Residents can head to Richmond for groceries from Kroger and Aldi or travel the extra five minutes into Sugar Land for a Costco run.
