Perched on a hilltop with scenic views of the Beaver River, College Hill is an established neighborhood whose 20th-century homes surround Geneva College. It attracts students, professors and longtime residents who appreciate living on tree-lined streets near the college and the city center of Downtown Beaver Falls. “The college does a lot of work with the city, but that presence is pretty confined to the College Hill area,” says Megan Laughlin, a Realtor with Howard Hanna Real Estate Services with more than 20 years of experience in the industry. “Students will walk into downtown occasionally, and they do a lot of volunteering.” While the neighborhood embraces the youthful spirit of a college town, it maintains a sense of serenity in its riverfront views and quiet residential streets.

Homes combine historic charm with modern amenities
Most homes in College Hill were built throughout the early to mid-1900s. Residential streets feature a mix of bungalows, American Foursquares, two-story cottages and Dutch Colonial Revivals on narrow lots. Cape Cod and ranch-style homes are more common in the neighborhood’s northern half. While some properties are more than a century old, many have been renovated and combine historic character with modern amenities. Home prices typically range from $100,000 for fixer-uppers to $215,000 for properties with recent renovations. Beaver Falls has historically struggled with high vacancy rates, although Laughlin notes that she has seen more investors buying homes in the area. “There are still some areas that struggle to sell, but I think we’ll see less of that as the main business district improves,” she says.

Dual enrollment courses at Beaver Falls Senior High School
The neighborhood is served by the Big Beaver Falls Area School District, which earns an overall grade of C-plus from Niche and has an average student-teacher ratio of 13-to-1. Central Elementary School receives a C-plus, while Beaver Falls Middle School earns a C and Beaver Falls Senior High School scores a B-minus. The high school partners with the Community College of Beaver County and Penn State Beaver to offer several dual enrollment courses that allow juniors and seniors to earn college credit at a discounted rate. Private school options include the Beaver County Christian School, which serves kindergarten through 12th grade and earns a B from Niche.

Homecoming & Family Weekend festivities at Geneva College
Geneva College enrolls around 1,250 undergraduate and graduate students. The college encourages students, residents and community groups to come together for celebrations like Homecoming & Family Weekend. The festivities begin with the Homecoming parade, which travels through Downtown Beaver Falls and College Hill. After the parade, there are plenty of food trucks, family friendly activities and tailgates on campus to keep everyone entertained until the Homecoming football game at Reeves Field. Geneva’s marching band also parades around College Hill at the end of each August to mark the start of the school year.

Outdoor recreation includes the Beaver River Trail
Area green spaces include 37th Street Park, which has a playground, picnic tables and a wooden gazebo. There are several ballfields in the neighborhood, and 33rd Street Field is home to Geneva College’s baseball team. Further south along the riverfront, Bill Borghi Field at Moltrups and Bob Middleman Field at Moltrups host Beaver Falls Youth Baseball. Walkers, runners and cyclists can head to the Beaver River Trail, which spans nearly a mile between Geneva College and Downtown Beaver Falls. It follows the path of the former Pittsburgh and Lake Erie Railroad and offers scenic views of its namesake river. In downtown, the Carnegie Free Library of Beaver Falls has recreational and educational programs for all ages.

Off-campus hangouts and local spots in Downtown Beaver Falls
While the neighborhood is primarily residential, several restaurants border Geneva College’s campus. Pizza Joe’s is a destination for students and families, and the Beaver Falls Coffee & Tea Company serves as a local hangout serving fresh pastries. There are more local businesses in Downtown Beaver Falls, about 2 miles from College Hill. “There are a lot of nice antique places to go shopping, and Oram’s Donut Shop is one of the first things that comes to mind when I think about Beaver Falls,” Laughlin says. The bakery has been a staple in the community for more than 80 years and is known for its signature cinnamon rolls and other sweet treats. Athens Family Restaurant is an old-fashioned diner serving American classics alongside traditional Greek flavors. There’s also a Save A Lot downtown where residents can get groceries.

Access to the Pennsylvania Turnpike and Pittsburgh commutes
Pennsylvania Route 18 bisects the neighborhood and leads about 3 miles north to the Pennsylvania Turnpike. Residents are about 40 miles from Pittsburgh and 28 miles from Pittsburgh International Airport. The Beaver County Transit Authority offers local bus service, with stops concentrated along PA Route 18. Heritage Valley Beaver, less than 10 miles away, is the closest hospital.
