Gridded streets close to the Beaver River
The triangular-shaped Lower Downtown neighborhood has gridded streets lined with traditional-style and colonial-style homes. Multi-family homes can cost between $100,000 and $150,000, while single-family property prices depend on condition but can range from less than $50,000 to around $150,000. Larger, brick homes have sold for upward of $300,000. “Real estate is a little less expensive there,” Pfister says. “The average price range is around $110,000. Most of the inventory is older.” Many of the properties date to the first half of the 20th century. Big Beaver Falls Area School District serves the area. The three primary schools for students are all located north of Lower Downtown. Kids can start at Central Elementary School, which gets a C-plus from Niche. Beaver Falls Middle School receives a C, while Beaver Falls Area Senior High School gets a B-minus. Both the middle and high schools are located on Eighth Avenue. Within the neighborhood, Beaver Falls Turners has bowling lanes and a bar, hosting live music as entertainment for patrons. Locals typically head into the northern downtown for more options, which range from baked goods at Oram’s Donut Shop to classic Pennsylvania fare at Chilly Willy Cheesesteaks. Other options include international meals at Crazy Thai Restaurant and Athens Family Restaurant or a pub atmosphere and live games at Jus1More Sports Bar & Grill. “Beaver Brewing Company, on Seventh Avenue in Beaver Falls, is a very cool place,” Pfister says. “I’ve been to a couple of things there, like a bourbon tasting. They’re really making Beaver Falls really more of a place to go.” The Third Base Inn has cocktails just north of Lower Downtown. About 20 miles south, Hopewell Park hosts Beaver County’s June Jamboree, where attendees can peruse food trucks, revel in live music and receive door prizes. The month is also home to the annual BBQ and Brews Fest, which benefits several organizations in Beaver County and New Brighton. Several summertime Community Play Days bring families to the Neighborhood North – Museum of Play for activities themed towards summer fun, art and more. Along with the events, the children’s museum also has exhibits and focuses on interactive education. Locals can cast lines in the Beaver River for bass, catfish, pike and other kinds of fish. The 2nd Avenue Playground has basketball hoops and a swing set. Just east, across the river, locals can get outside by going to the Oak Hill Playground or to Bluff Park, the latter of which overlooks Beaver Falls itself. Just southwest, the Beaver Valley Golf Course is semi-private and includes 18 holes. Farther southwest, Brady’s Run Park spans around 2,000 acres and offers an ice arena, courts for tennis or pickleball and a large lake for fishing.Highway routes to Pittsburgh on Interstates 76 and 79
Locals can head about 5 miles north to get on Interstate 76, which with Interstate 79 links the area with Pittsburgh about 40 miles southeast. “It’s not a terrible commute to Pittsburgh,” Pfister says. “Getting out of there, you would probably get on 76 right into the city. It might be more than half an hour, but it won’t be an hourlong drive.” Akron is around 80 miles west across the Ohio state line via Interstate 76. Beaver County Transit Authority has several bus routes in the area, including stops along Seventh Avenue, and run all the way south into Pittsburgh.
