With a wide variety of styles and new developments to choose from, Beavercreek's real estate refuses to be boxed in. "No matter what you're looking for, you can find it in Beavercreek. If you want a ranch-style condo or a large, two-story home with five bedrooms, it'll be here," says Julie Suitts, a Realtor with Keller Williams. "If you want a little area where you'll know all your neighbors, you can find that. If you want to spread out on some acreage by yourself, you can find that too."

Though variety is the name of the game in Beavercreek's residential areas, a well-maintained love of nature pervades everything, with mulberry and tulip trees shading driveways and porches. Wide, grassy lawns stretch between homes, offering privacy and natural beauty. Traditional and midcentury homes are the most common styles in the area, with modest ranch-style homes starting in the high $100,000s and newly-constructed Craftsman homes reaching the high $300,000s. Sprawling Colonials hit the high $500,000s while stately millennial mansions go in the mid-$800,000s.

College Credit Plus at Beavercreek High

Ohio's Open Enrollment policy allows parents to choose the schools their children attend, regardless of district. Students might begin at Main Elementary School, which has an A on Niche, before attending Herman K. Ankeney Middle School, which has an A-minus. From there, they can enroll at Beavercreek High School, which scores a B-plus and offers College Credit Plus courses, giving students the chance to earn college credits while they finish their diploma. Those interested in continuing into higher education can consider nearby Wright State University, acknowledged by U.S. News & World Report as one of the best schools in the nation for their Master of Science program in Industrial and Human Factors Engineering and their online business program.

Preserved natural beauty at Sweet Arrow Reserve

With its position against the wilderness and farmlands that start on the eastern fringes of the Dayton metropolitan area, it's little wonder that Beavercreek has many public green spaces available for locals. Lush, natural spaces cut through the area, from the Wetlands of Beaver Creek to the east to the prairies and meadows of Sweet Arrow Reserve in the south. "There are a lot of preserves in the area overseen by the Greene County Parks system," says Rhonda Chambal, president of Irongate Inc. Realtors." Narrows Reserve is one of my favorites. It's basically a set of wilderness trails along the Little Miami River, and it's very pretty. It also connects to the Little Miami River Trail, which runs all the way down to Cincinnati."

Retail therapy at the Fairfield Commons Mall

Not to be outdone by the area's vast swathes of natural beauty, Beavercreek also boasts a variety of modern opportunities for shopping and entertainment. The Fairfield Commons Mall has over 100 stores, including Hollister, Aeropostale, Kay Jewelry and Dick's Sporting Goods. Kroger, Aldi and Target all provide groceries and home necessities. Marion's Piazza has served the area for over 50 years and has gained a reputation for specialty pizzas and pasta that go well beyond its Dayton borders. "When people come to the Dayton area, that's where they always want to eat first," says Suitts. "It's like a little out-of-towner tradition." For authentic Turkish cuisine, locals visit Pasha Grill, which offers everything from hummus to moussaka to kebabs.

Straight shots to Wright-Patter AFB and downtown Dayton

With Dayton 10 miles northwest and greenery all the way to Columbus to the east, Beavercreek finds itself in an excellent central location for urban and rural excursions alike. "You're basically 20 minutes in any direction from all kinds of great day trip opportunities," Julie Suitts, Realtor with Keller Williams. Interstate 675 provides straightforward access to Wright-Patterson Airforce Base, while Route 35 goes directly into downtown Dayton.

Summers in Lofino Park

The Summer Concert Series at Dominick Lofino Park brings a different musical act to Beavercreek every Sunday evening in the summer. Blues, bluegrass, rock and country-western are all represented for free to locals who bring picnic spreads and lawn chairs out to enjoy the show.
