Rural living near city convenience in Beavercreek
In Beavercreek, winding rural roads pass by farmland, quiet forests and spacious properties, a Clackamas County hamlet just 7 miles from Oregon City and bookended by both the Willamette and Clackamas rivers. Roughly a half hour south of downtown Portland, Beavercreek has a secluded atmosphere with room for outdoor recreation and livestock, while horse stables and farms dot the landscape. “Beavercreek has a rural atmosphere but you’re close to everything you could need in terms of restaurants and shopping,” says Michelle Woster, a real estate agent with eXp Realty who lives in the area. “If you’re looking for country living it’s a great place to be [...] and you’re just five minutes from Oregon City and 25 minutes from Portland.”
A diverse housing market with spacious properties
The area’s housing market has a wide variety of architectural styles, sizes and price points, from luxury log cabins and farmhouses to quaint 1920s bungalows and 1970s ranch-style homes. The median lot size in the hamlet is around an acre, while some homes sit on expansive properties of 5 acres and beyond. Houses range from $500,000 to $1.8 million, with price tags increasing alongside acreage, square footage and modern interiors.

Most local families are served by Beavercreek Elementary School, which earns a B-minus grade from Niche. Tumwata Middle School receives a C-plus and offers a variety of after-school extracurriculars, from jazz band to video game club. Also with a C-plus, Oregon City High School has dozens of career and technical education courses, including culinary arts, intro to public health and sports and entertainment marketing. For its dual enrollment courses, the high school partners with Clackamas Community College.
Locally owned businesses and nearby supermarkets
While Beavercreek is largely residential, there are a handful of amenities and businesses surrounding the intersection of Beavercreek and Leland roads, including a pet store, a post office and a convenience store. Beavercreek Saloon & Kissin Kate’s Cafe is a local watering hole serving brunch and classic pub fare with regular specials like taco Tuesdays and all you can eat catfish every other Thursday. Clarke’s General Store & Eatery is another popular pitstop with pizza, burgers and a small selection of grocery items, including locally made baked goods. For groceries, the nearby community of Oregon City has Safeway and Fred Meyer, along with dozens of locally owned businesses, parks and a public library.
Plentiful walking trails and an expansive state park
For a walk through the verdant woodlands of the Pacific Northwest, Metzler Park has around 3 miles of hiking trails, picnic shelters and campgrounds. Clear Creek runs through the park, where anglers can fish for trout and steelhead. Milo McIver State Park is also nearby, with scenic trails ideal for hiking, biking and horseback riding. The 950-acre park also offers camping, disc golf and kayaking along the Clackamas River. “I love living here because it’s close to the golf course and any other indoor or outdoor recreation you could want,” says Woster. The Oregon City Golf Club, open to the public, has been serving the area for over a century, with an 18-hole course, practice facilities, a pro shop and a cafe.
Driving to Portland or Salem
Downtown Portland is around 20 miles away via Oregon Route 213 and Interstate 205. Portland International Airport is roughly 25 miles away. “If you need to head south to Salem, you can take the back roads through Canby to avoid city traffic,” Woster says. Salem is about 40 miles away.
