The area’s proximity to two major employers—Nike and Intel—hikes property value up, and South Beaverton homes usually receive multiple offers before they get snatched off the market, according to Hale. However, buyers will also find condominium units with two bedrooms in the $200,000s and those with one bedroom in the $100,000s in the neighborhood.
Technical education and IB courses marry at Southridge
Education is another highlight of the neighborhood. Local students belong to the highly regarded Beaverton School District and start their educational journey at Hiteon Elementary School, which receives an A-minus from Niche. From there, they attend Conestoga Middle School—earning an A—before advancing to Southridge High School. The A-minus-rated high school offers several graduation tracks: an International Baccalaureate (IB) diploma, career technical education programs and an IB career-related program for students who want to do both. In the same shopping center, Oasis Lebanese Cuisine presents lamb shank and Arabic-style shawarma under mood lighting and booths draped with velvet beaded curtains.Shoppers can pick up their healthy staples at Whole Foods or grab a pint and a bite at McMenamins Greenway Pub at the Greenway Town Center on the southeast corner of the neighborhood. On the other side of South Beaverton, they can catch a flick at the AMC Progress Ridge 13 movie theater—which locals sometimes call Cinetopia—or blow off steam at Big Al’s, an all-American popular sports bar with bowling, pool and arcade games. Not to mention, Washington Square Mall is only about 10 minutes away with stores like Nordstrom, Macy’s and World Market.
"Off-trail play" at Hyland Forest Park
So long as they’re in South Beaverton, locals are bound to be within a few blocks of a nice trail or park. Hyland Forest Park is the largest green space in the neighborhood, covering 30 acres and one mile of soft-surface hiking trails. One and a half of those acres are reserved for “off-trail play,” where hikers can interact with their surroundings and build log forts without worrying about environmental disturbance. Cooper Mountain, a popular regional hiking spot, is under 10 minutes away by car.Hiteon Park—of the more traditional park variety—includes a baseball diamond, a soccer field and a newly installed playground with two spinning bowls. Those who prefer aquatic recreation will enjoy the Olympic-sized lap pool, kids’ play pool and outdoor splash park at the Conestoga Recreation and Aquatic Center.
Easy access to Downtown Beaverton and Portland
Southwest Scholls Ferry Road, which locals often call 210, borders the neighborhood on its south side, passing nearby shopping and dining at Progress Ridge Town Square and Greenway Town Center. The local Westside Express Service Station—just one mile east of the neighborhood—provides a hassle-free ride to Downtown Beaverton, along with the western suburbs of Tigard, Tualatin and Wilsonville. Downtown Portland is around 20 minutes away as well, with easy access from Route 217 and Interstate 26.
