Bel-Nor

Midcentury-style housing at an accessible price
Bel-Nor’s housing inventory was built from the 1920s through the 1960s, and architectural styles vary between Tudors, colonials and bungalows. But what the majority of the area’s homes have in common is that they’re built with brick, a trademark of classic St. Louis construction thanks to the abundance of clay in the area. Most of the neighborhood’s houses are owner-occupied, and many have been well-maintained over time. “It has the reputation of being a good place and holding its value,” says Daryl Burns, a Realtor with Iron Gate Real Estate who has almost 20 years of experience. Property lots are compact but have yard space and driveways, with most addresses having a garage. Prices range between $125,000 and $300,000 based on factors like square footage and condition. Homes sell after an average of 31 days on the market, which is two weeks quicker than the national average.Bel-Nor School offers STEM collaboration with Saint Louis University
The neighborhood is part of the Normandy Schools Collaborative, which gets a D-plus rating on Niche. The Early Learning Center receives a C-minus and teaches only prekindergarten and kindergarten. Bel-Nor School picks up with first through fifth grades before students advance to Normandy Middle School and Normandy High School. The three schools each rank a D-plus on Niche. Bel-Nor School offers the Clavius Project, a program supporting STEM activities in partnership with Saint Louis University.“A high percentage of residents in Bel-Nor send their kids to private and charter schools,” Harrington says. Private institutions in the area include Incarnate Word Academy, an all-girls high school with a student-teacher ratio of 10-to-1. Part of the University of Missouri–St. Louis campus is north of Bel-Nor, across Natural Bridge. UMSL has almost 15,000 students, more than 300 academy programs and 19 Division II athletic teams.

The 134-acre St. Vincent Park is 2 miles outside the neighborhood and features a 2-mile series of paved trails, a playground, tennis courts, football and baseball fields, and the St. Vincent Community Center.
