Homes in Newport are ideally situated next to Lake Washington.
The suburbs of the Puget Sound
Situated on the shores of Lake Washington, Newport is a suburban Bellevue community renowned for its quiet lifestyle and its educational institutions. “Newport has a really homey feel,” says Robin Root James, broker with John L. Scott Real Estate and lifelong Bellevue resident. “It’s served by excellent schools, and it’s right on the water, very centrally located.” The neighborhood’s proximity to Interstate 405 gives residents easy access to both Seattle and Bellevue, but the lakeshore and the Coal Creek Trail are reminders of its identity as a small community in the misty Pacific Northwest. Prospective buyers choose Newport for a tranquil life between the best of two thriving urban destinations.

Home by the shores of Lake Washington
There is an eclectic mix of housing options in Newport, ranging from Craftsman-influenced modern builds to 1960s split-levels with multi-car garages. Homes generally sit back from the winding cul-de-sacs on lots large enough to accommodate front gardens and fenced-in backyards. A three-bedroom split-level built in 1960 begins around $1.3 million, while a five-bedroom Modern Traditional home with Craftsman features prices around $3 million. Proximity to Lake Washington affects price as well, with a compact four-bedroom townhouse with a lake view pricing around $1.8 million.
The Bellevue and Renton School Districts
The Newport neighborhood is split between the Bellevue School District in the north and Renton School District in the south. Children in the northern portion of the community are served by Newport Heights Elementary School, which earns an A from Niche. They then continue to Tyee Middle School, which also rates an A, and to Newport High School, which scores an A-plus. On the south side of Newport, students begin at Hazelwood Elementary, which attains a B-plus. They continue to Risdon Middle School, which is given a B. They finish at Hazen High School, which is rated A-minus. “All of Newport is served by excellent schools,” James says. Students can request Choice Transfers between the two districts, allowing them to attend whichever institution best suits their needs.

The nearest Target is 2 miles north in Marketplace Factoria, a shopping center that is also home to a T.J. Maxx and the Nordstrom Rack. When dining out, locals have access to the incomparable seafood scene of Seattle. “Duke’s is fish around here,” James says. The Bellevue art scene
Bellevue, just 6 miles from Newport, is a go-to destination for art lovers. “The Bellevue Arts Festival is really big,” James says. “That takes place the last weekend in July. You’ll see 300 or so artists within one block downtown.” The Bellevue Botanical Garden also hosts regular events throughout the year, including Storytimes for young children and art shows. “Art in the Garden is an open, free event in August,” James continues. “30 or so artists display their crafts all throughout. Each artist gets an installation spot, and visitors can purchase things like glass flowers or painted pots, things like that.”
