Hilltop homes offer lake views at lower prices than waterfront lots
Hundreds of homes line the lake, with grassy backyards leading to private beaches and boat docks. These lake houses come in all shapes and sizes, many with back decks where homeowners can watch breathtaking sunrises from behind the distant trees across the water. Homebuyers can find anything from two-bedroom ranch-style houses for $1.5 million to 7,000-square-foot mansions for $7 million and everything in between. Along with these lakefront homes on the east side of West Lake Sammamish Parkway are more eclectic houses on the west side on a hill overlooking the lake. Because they’re not on the water, folks get more bang for their buck with the same beautiful views. While a 3,000-square-foot home on the lake would go for around $3 million, the same home on the hill could sell for around $2 million to $2.5 million. Further inland, there are suburban subdivisions featuring many ranch-style and mid-century modern homes on quarter-acre lots, with prices ranging from $1 million to $1.5 million.

Dock trick-or-treating and Christmas boats bring festive charm
The lake may be popular during the summer months when temperatures are comfortably in the high 70s and low 80s, but folks also make good use of the lake during fall and winter for fun holiday celebrations. Mathewson says, “There’s dock trick-or-treating, which is really fun. People decorate their docks, and boats full of kids come up to get candy. We also do a Christmas parade, where people deck out their boats with lights.” Locals also look forward to the annual Fourth of July fireworks, which shoot off from a barge in the middle of the lake.
Vasa Park has a beach, campground and boat launch access
Many people bring boats, jet skis and kayaks from home to launch from Vasa Park Resort. The campground is also shared by fellow campers and locals who want to sunbathe on the beach and swim out to the waterslide. There’s more outdoor fun to be had away from the lake. Weowna Park takes visitors into an old-growth forest with 3.5 miles of hilly trails. Over at Lake Hills Community Park, there are more rolling hills in an open, grassy field, typically used for sledding. Kids also enjoy playing basketball and having fun on the playground.

Local schools earn A grades and rank among the state’s best
Students may attend Spiritridge Elementary School and Tillicum Middle School, both of which receive A grades from Niche. They then have the option of attending Issaquah, Sammamish or Interlake High Schools, all of which are ranked in the top 15 public high schools in Washington.
