Located in Ashburn, Virginia, Belmont features clusters of gated residential streets, weaving through country club greens. “It’s a well-established neighborhood and a great place to raise kids,” says Realtor Glenn Stakem with Keller Williams. Just south of State Route 7 and the Maryland border, Belmont has a suburban feel without sacrificing accessibility to Arlington and Washington, D.C., just about 30 miles away. Nearly 10,000 people live in Belmont, and a large percentage of the population commutes into Washington, Tysons or McLean for work.

Condo communities and country club colonials
Belmont’s housing market includes condos, townhouses and single-family homes. Properties off the Belmont Country Club golf course comprise a gated community within walking distance of the tennis courts, pools and clubhouse. A condo complex, known as the Ridges, sits right outside the gated area. On the southwest portion of town, buyers will find a more densely packed cluster of housing, which makes up the Belmont Greene neighborhood. The median price falls at about $780,000, which is almost double the national figure, and residents must pay HOA fees. “Part of your neighborhood dues not only cover a social membership, but also basic cable and internet through Comcast,” Stakem says. Common architectural styles include Colonial Revivals and new traditional properties, some of which occupy over half an acre.

Hiking and biking the W & OD Trail
Belmont has plenty of parks and recreation options, both private and public. Beth Miller Park features open green spaces, a pond and a gazebo area, and the Washington and Old Dominion Trail cuts through Belmont and stretches about 45 miles through Northern Virginia. The Trailside Park offers additional paths, a playground and athletic facilities, including an inline hockey rink. “It’s one of the most popular parks here, and the county did a great job fixing it up,” Stakem says. The Belmont Country Club is a top spot to get active for members, with its 18-hole, Arnold Palmer Signature golf course, racquet courts and a seasonal outdoor pool.

Events through the Belmont Country Club
Most activities in the area center around the Belmont Country Club. Kids can join the swim team or play on the playground, while adults can take a tennis lessons or a Pilates class. The club’s restaurant offers meal specials almost every day of the week, brunch on the weekends and live music nights. Each month brings a new activity, from line dancing and pool parties to craft sessions and trivia nights.
Loudoun County Public Schools are No. 1 for athletics
According to Niche, A-rated Loudoun County Public Schools ranks as the No. 4 district in Virginia overall and No. 1 for athletics. The Virginia Academy, right next door, earns an A-minus for private prekindergarten through 12th grade education.

Accessibility and major state routes through Belmont
Belmont rests along Leesburg Pike, or State Route 7, which heads toward Washington. Commuters can also make the 30-mile drive into the city via State Route 267. The nearest Loudoun County Transit bus stop is off Russell Branch Parkway at the Belmont Chase shopping center. The Dulles International Airport operates about 11 miles away, which equates to a 15-minute drive down Route 267. Residents can also reach health care in minutes, right across Route 7 at the Inova Loudoun Hospital.
