Investors renovate and sell homes in Belvedere to first-time buyers
Belvedere’s home prices and tax rates, which are relatively lower than other areas near Decatur, draw first-time homebuyers to the neighborhood. “Investors have gone in and purchased up dilapidated housing and put several thousands of dollars into those houses and sell to first-time homebuyers,” says longtime area Realtor Collette McDonald with eXp Realty, who has been selling homes in the area for 23 years. “So you have a very diverse neighborhood of original owners all the way to brand new owners.” Yet, she says about three-fourths of residents are original homeowners. McDonald adds that homebuyers like that the unincorporated neighborhood is close to Decatur without being subject to city taxes.

Midcentury ranch-style houses have large lots in Belvedere
Belvedere has an abundance of midcentury ranch-style houses situated on lots that can exceed a half-acre. The homes, many of which receive ample shade from surrounding trees, sit close together along narrow roads without sidewalks. “You can get great houses that you can renovate, put your own touch on, or that have been well maintained throughout the ages,” says seasoned area Realtor Juli St George of Keller Williams Intown. Unrenovated dwellings sell for $165,000 to $200,000, while those with updates go for $350,000 to $400,000. That’s less than nearby neighborhoods, such as Avondale Estates 3 miles away, where prices range from $400,000 to over $1 million. “You don’t have any new construction because the commercial infrastructure is not one that can support that kind of demographic,” McDonald says. The neighborhood’s CAP Crime Index Score is 5 out of 10, higher than the national average of 4.

Highways and MARTA trains travel into Atlanta
Interstate 285, which makes a circle around Atlanta, is less than a mile to the east. Interstate 20, which travels 14 miles into downtown, is 2 miles south. The Metropolitan Atlanta Rapid Transit Authority’s (MARTA) Kensington subway station, 2 miles north, has routes into the city. From there, passengers can connect to trains traveling to the Hartsfield-Jackson Atlanta International Airport, which is 17 miles south of the neighborhood. MARTA buses have stops along Columbia Drive and Peachcrest Road. Emory Decatur Hospital is 4 miles away.
Students attend DeKalb County schools
Belvedere is part of the DeKalb County School District, which is rated B-minus on Niche. Students may attend Peachcrest Elementary School, Bethune Middle School and Towers High School, all rated C-minus. Education and games combine through the elementary school’s interactive playground, which allows students to answer questions by throwing balls at answers projected onto the wall. Georgia’s school choice laws enable students to attend schools outside of those for which they are zoned.
