North Augusta suburb, centrally located in the CSRA

Named for the Latin word meaning beautiful sight, Belvedere is a North Augusta suburb just north of the Savannah River. In the western portion of Aiken County, residents are in the heart of the Central Savannah River Area (CSRA). They are minutes from Aiken, South Carolina and Augusta, Georgia and between the state capitals of Georgia and South Carolina. “Belvedere has good proximity in the CSRA,” says Billy Holton, a Realtor with Keller Williams Realty Augusta, who has been in the market for eight years. “There are a lot of local and fast-food restaurants nearby. You have proximity to interstates to get you around and are five to eight minutes from Downtown Augusta.”

From classic home styles to new construction opportunities

Potential homebuyers have options in Belvedere as it offers older subdivisions and new construction developments. In the original subdivisions, architectural styles include ranch styles, split-levels, and Colonial Revival homes on narrow streets. The houses sit on square, well-maintained lots with driveways. More recently, new developments have been sprouting up across the area, featuring Craftsman-style bungalows and new traditional Craftsman homes. Prices range from $162,000 to $542,000, but buyers can expect a three-bedroom ranch-style to sell for $215,000, while a new construction five-bedroom Craftsman leaves the market for approximately $395,000. “We are still hampered by low inventory, but I just sold a house in Belvedere, and it sold in about 45 days,” Holton says.

Multiple shopping centers and local dining options

With multiple shopping centers, residents have plenty of options when it comes to retail. Locals can head to Edgefield Road, US-25 and the main thoroughfare through town and shop for groceries at either Food Lion or a Walmart Super Center. The Edgefield Square Shopping Center gives residents more retail options, including a Tractor Supply Company, which features everything from car parts to toys for the kids. Locals never go hungry with an assortment of family-owned restaurants. Some favorites include The Pot Smoker Barbecue, known for its smoked pork recipes and the Feed Sack, which provides outdoor dining and piano music indoors Tuesday through Saturday.

Carolina Jamboree and nearby events

Live music lovers can attend the Carolina Jamboree, a local concert series at the Belvedere Jaycees Building on Johnson Road. The venue provides a family-friendly atmosphere and a place for local musicians to get on stage. Just across the Savannah River, Downtown Augusta has small events throughout the year but is home to the Master’s golf tournament each April and an Ironman Triathlon each September.

Highly-rated Aiken County Public Schools

Children attend Aiken County Public Schools, which scores a B-plus on Niche and serves over 22,000 students. There are multiple school paths throughout Belvedere, but all students attend North Augusta High School. One option is Belvedere Elementary, the brand-new Highland Springs Middle and North Augusta High School. While the middle school is yet to receive a ranking, the elementary school grades a B-plus, while the high school gets an A-minus. North Augusta offers multiple Advanced Placement courses and is a National Math and Science Initiative partner school, which provides opportunities for students to excel in science, math or English courses while earning credit toward college.

Small pocket parks and biking adventures

Residents can take advantage of multiple small neighborhood pocket parks to stay active. Underneath tall trees, Walnut Lane Neighborhood Park features a jungle gym and a paved walking trail that winds throughout the space. Thomas Park is a small pocket park that provides an open space for children, featuring a jungle gym with a detached swing set and a fenced-in full-court, hard-surfaced basketball court. Bikers can use the Palmetto Parkway Bike Path, which runs alongside Interstate 520. While it does cross roadways, most of the nearly five-mile trail is secluded from traffic by rows of trees and hilly terrain.

The Best Friend Express

Hop aboard the Best Friend Express, Aiken County’s public transit service started in 2004. The shuttle bus service has multiple routes, with the Blue Line having numerous stops throughout the Belvedere. The bus line connects to Augusta Public Transit, so riders have the option to get around Augusta, Georgia. Belvedere has proximity to multiple major roadways, including Interstate 20, which extends to Texas but heads to Atlanta and Columbia, South Carolina, and Interstate 520, an auxiliary highway that encircles the CSRA.
