Kilbuck Township
Ranch-style and bi-level homes with wooded lots
Most houses in Kilbuck Township were built in the mid-1900s. Traditional ranch-style and bi-level homes are the norm, with the occasional Colonial Revival and Cape Cod mixed in. Lots average over half an acre and tend to be deep and narrow, often hidden behind swaths of mature trees. This means that while most residents can see their neighbors, they also maintain a sense of privacy. Home prices typically range from $275,000 to $450,000, although limited inventory in Kilbuck Township means that houses rarely come on the market. “Only six properties were sold here in the last year, and they ranged in price from $280,000 to $600,000,” Cannon says, noting that diversity in age and lot size explain this price range. While inventory is limited, homes tend to stay on the market for 84 days, nearly twice as long as the national average. Kilbuck Township has an overall CAP Index Crime Score of 2 out of 10, lower than the national average of 4.Playground and athletic facilities at Avonworth Community Park

Once a summer camp for employees of the Joseph Horne Company, Avonworth Community Park now serves as a gathering place for Kilbuck Township and its surrounding communities. The park features a wooden castle-themed playground known as Kid’s Kingdom, basketball courts, ballfields and an outdoor pool open seasonally from Memorial Day through Labor Day. It’s also home to the Mayernik Center, a log-cabin-style event venue that residents can rent for special occasions. Kids in the area can stay active with youth athletic leagues like the Avonworth Girls Athletic Association, Avonworth Little Lopes Basketball and Avonworth Soccer Association. Further south in the neighboring borough of Emsworth, Marmo Park has new basketball and pickleball courts installed in 2019. Vinegar Hollow offers a 46-acre natural green space with over 2 miles of nature trails, with its main trailhead located along Center Avenue. Along the shores of the Ohio River, the Kilbuck Township Fish & Boat Ramp is a popular spot for paddlers and anglers looking to access the water. Residents are about 5 miles west of the Shannopin Country Club, which offers members access to an 18-hole championship golf course, outdoor pool and racquet sports facilities.Annual events include North Boroughs Community Day
Avonworth Community Park is a destination for seasonal festivities. From June to August, the Avonworth Community Park Summer Concert Series invites residents to relax on their lawn chairs and picnic blankets while listening to local bands. As the weather gets colder, Oktoberfest marks the beginning of fall with live music, beer and, of course, plenty of German-themed food.Shopping and dining along Camp Horne Road

Just down the street, Sunny Jim’s Tavern features an outdoor patio and indoor dining room with plenty of TVs. The tavern has been a local mainstay since 1934 and smokes its meats over hardwood every day, including its famous smoked wings.
