More affordable ranch and New Traditional homes in Larkspur

Downtown Bend is roughly a 4-mile drive via Northeast Franklin Avenue along the northern border. Through the city’s Midtown Crossings Project, major road corridors like Greenwood Avenue will be reduced from four to three lanes, giving room for more pedestrian and bike crossings by the mid-2020s. In 2023, the city received nearly $25 million in state and federal funding to build the Hawthorne Overcrossing, a bicycle and pedestrian bridge crossing over U.S. Highway 97 which hugs the western border of the neighborhood. The area is served by Bend-La Pine School District—the fifth largest in the state—which scores an overall B-minus from Niche. Kids here can start at Bear Creek Elementary and continue on to Pilot Butte Middle, both of which earn a B-minus. The C-plus-rated Bend Senior High is known for its unique list of student organizations, including a rock climbing and Nordic skiing club. Folks can walk their dogs, play a round of pickleball or compete in an adult softball league at Hal Puddy Field at the 19-acre Ponderosa Park. The asphalt-paved mile-long Coyner Trail, covered in pine and fir trees, extends through the park and connects to Bear Creek Elementary up north and Larkspur Community Center south. Neighbors can also grow fruits and vegetables and fellowship with others in the Franklin’s Corner Community Garden in the northwest pocket.Located near the northern border, The 22-acre Juniper Park features a playground, paved walking paths for biking and both indoor and outdoor pools at the Juniper Swim and Fitness Center. Larkspur is also adjacent to the 114-acre Pilot Butte State Park where visitors can drive up a spiraling road to the summit of a cone-shaped butte and get killer views of the snowcapped Cascade Mountain Range in the distance.
