Centrally located Bend area with pristine lawns and nearby shops
Lovingly known as “Little California” to some older Bend residents, Summit West is a well-established, growing area where tons of California natives settle down. “It’s centrally located. If your goal is to go skiing a lot, it’s not far to get to Century Drive to Mt. Bachelor,” says Lynnea Miller, a longtime Bend resident and principal broker for Bend Premier Real Estate. “It’s easy to get to downtown, and the homes here fit the needs for these California transplants.” Modern townhouses and single-family homes are within a few blocks of small pocket parks, local businesses and high-performing schools. Neighborhood streets are paved and narrow, speckled with pine and fir trees shading pristine front yards. Sidewalks, crosswalks and large roundabouts are common, especially in the well-known NorthWest subdivision. Miller says the families and young professionals living here enjoy hiking through the forested Shevlin Park and spending Saturdays browsing at the Northwest Crossing Saturday Farmers Market.

Mix of older and newer homes in walkable subdivisions
Summit West is made up of several smaller communities, with NorthWest Crossing being its most popular. When local developers, Tennant Family Limited Partnership and Brooks Resources Corporation opened in the area in 2001, Miller says there was some uncertainty about Summit West’s selling potential because of size issues. “That mindset was, ‘Who would want these dinky lots?’ But it became one of the most desirable areas for new Bend residents,” she says. Streets within NorthWest Crossing are well-paved and merge into roundabouts dotted with ponderosa pines. NorthWest Crossing townhomes built in the 2000s and 2020s with stone and wooden exteriors range roughly between $750,000 and $930,000. Monthly HOA fees range in the $300s and cover grounds maintenance and sewer service. Modern Craftsman bungalows built between the 2000s and 2010s are scattered throughout the northern and southern portion of Southern Crossing. Two to three-bedroom homes in this subdivision sit side-by-side and typically have wooden front porches and small, enclosed rock-landscaped backyards. Prices range between $650,000 and $850,000. A mix of early 2000s Craftsman-influenced homes with painted wooden facades and 2020s Northwest Style homes with slanted roofs are found in nearly all parts of Summit Crossing. These properties include paved front walkways with flower gardens, stone back patios with cabanas and separate alleyways that back up to two-car garages. Some homes sit in well-kept subdivisions like Treeline and Skyline West, with monthly HOA fees of up to $140. Home prices typically fall between $900,000 and $1.1 million.

Variety in student clubs at Summit High
Summit West is zoned for the Bend La-Pine School District. Kids here can begin at W.E. Miller Elementary and then continue to Pacific Crest Middle, both of which score an A-minus from Niche. The B-minus-rated Summit High has many student organizations, like a Dungeons and Dragons Club and a Wall Street Business Club. For post-grad plans, Central Oregon Community College is located north of the neighborhood.
Summit High School is a public school in the Summit West neighborhood serving grades 9-12.

Hiking through popular Shevlin Park
Near the neighborhood’s northwest corner, Shevlin Park has nearly 1,000 acres of developed and undeveloped land to explore. Residents hike the 6-mile Loop Trail through hills and sprawling old growth pine trees. Tumalo Creek Trail offers almost 3 miles of dirt-packed terrain past the rushing creek, and Mountain Bike Trail zigzags past rock formations and high desert plants. Within the NorthWest Crossing subdivision, folks can walk to Compass Park, which has a playground and an open lawn play area. Nearby Discovery Park features paved walking paths around the 3-acre lake and a fenced off-leash dog park. For a break from the outdoors, families can head 4 miles east to catch a film at Regal Old Mill theater in the city’s Old Mill District.

Lattes at Sparrow Bakery and drinks at Washington Dining and Cocktails
The area contains many local eateries and shops. Folks can start their days with lattes and croissants at the highly rated Sparrow Bakery, then walk over to Washington Dining and Cocktails for drinks in the sun. The locally owned Rancher Butcher Chef serves upscale ribeye plates with homemade patatas bravas on the side. Cosa Cura is a nearby consignment shop full of funky clothes and accessories. Roundabout Books & Café sells newly released books and hosts regular author reading events. For fresh produce and specialty cheeses, residents can travel 2 miles east to Newport Avenue Market. The Old Mill District is 4 miles southeast for more outside shopping and family-owned eateries.

Biking, walking and driving around Summit West
Northwest Shevlin Park Road and Northwest Mount Washington Drive run north-south in the community, connecting locals to downtown Bend and other nearby neighborhoods. People can walk and bike throughout the area, but Summit West is largely car-dependent. “Traffic is worse here. There’s a lot of people living in high density,” Miller says. “This is an area where a lot of people still insist on driving their kids to and from school, so certain times of the day, it backs up.” Cascade East Transit buses make regular stops along Northwest Mount Washington Drive and Shevlin Park Road along the northern border. St. Charles Bend Hospital is about a 6-mile drive east, and Redmond Municipal Airport is 20 miles north, offering air service to cities across the western United States.

From June to September, residents head to the highly attended NorthWest Crossing Saturday Farmers Market. White vendor tents set up shop along the paved Northwest Crossing Drive selling seasonal produce, locally raised meat and vibrant flower bouquets. Folks can also venture 3 miles east to downtown Bend for monthly events like First Friday Art Walk, where area businesses pour complimentary wine and snacks, and artwork is displayed in storefront windows.

Pruning yards in case of wildfires
From July to September, homes on the west side of the neighborhood are at risk of wildfire destruction because of the dry climate and location next to Oregon forestland. Deschutes County recommends homeowners protect themselves by keeping their yards clear of leaves, pine needles and other flammable items. Folks can also sign up for emergency text message alerts through the county to get updates on evacuation areas during emergencies.
