Set 23 miles northeast of Baltimore in Harford County, Pleasant Hills offers scenic countryside with suburban comforts nearby. “It’s very nice semi-country living, but close to amenities and schools,” says Adam Letke, a real estate agent with American Premier Realty, LLC who has over a year of experience. There are several parks and hiking spots in the area, as well as easy access to shopping, dining and highways. “It’s a great location, but it’s not in the heart of any city,” Letke says. “It is very easy to get on I-95 and down to Baltimore pretty quickly.” The overall CAP Index Crime Score is 2 out of 10, compared to the national average of 4.

Country ranchers and suburban new traditional homes
Set along country roads or in sidewalk-lined subdivisions, Pleasant Hills’ single-family homes are either late 20th-century ranchers or new traditional with Colonial- and Victorian-inspired designs from the late 20th century through today. “They’re custom builds,” Letke says. “We’re choosing to build here because we believe it’s some of the best location in the country.” Older homes generally aren’t part of homeowners associations, while newer homes, like those in Hamilton Reserve, have monthly HOA dues ranging from $25 to $250, which go toward community upkeep.
Red-brick ranchers have two to four bedrooms, 1,000- to 3,000-square-foot layouts and features like wood flooring, prominent chimneys and attached garages or carports. Their lots range from a half-acre to an acre, often backing up to dense forests of pine and oak trees. Four- to five-bedroom new traditional homes have symmetrical facades and architectural features like bay windows and front porches with tapered columns; their layouts typically range from 2,500 to 3,500 square feet. Depending on the community, lots are either 7,000 to 8,000 square feet (big enough for a backyard cookout) or oversized with 2 to 4 acres. Prices for ranchers range from about $300,000 to $600,000, while new traditional homes range from $600,000 to $900,000—both ranges depending on a home’s size and features, like private pools or decks.

Harford County Public Schools receive high marks from niche
Pleasant Hills is part of Harford County Public Schools, rated A-minus overall by Niche. Local kids may start at Youths Benefit Elementary, before moving on to Fallston Middle and Fallston High—all of which are rated A-minus. At the latter, teens may take dual-enrollment courses for college credit at Harford Community College. Fallston High also offers career and technical education courses in disciplines like family and consumer science, business and technology.

Getting around from Pleasant Hills
U.S. Route 1 and Maryland Route 152 run through Pleasant Hills; the latter merges about 3 miles away with Interstate 95 toward Baltimore, 23 miles away—a 30- to 50-minute drive during rush hour. “People do it all the time,” Letke says. “Just go straight out to 95 and down into the city.” Locals are generally car-dependent, but there’s a Maryland Transit Administration bus with service to Baltimore. Residential streets and thoroughfares generally aren’t sidewalk-lined, and there aren’t any bike lanes here. UM Upper Chesapeake Medical Center Bel Air is 5 miles away, and Baltimore/Washington International Thurgood Marshall Airport is 35 miles away.
Shopping and dining along U.S. Route 1
Most of the area’s shops, restaurants and businesses are set along U.S. Route 1, including a Walmart Supercenter for groceries, car dealerships and chain stores like Tractor Supply Co. and CVS. For a morning cup, there’s Dunkin’ and Starbucks, and for brunch, there’s The Local with elevated comfort food like lemon ricotta pancakes, short rib grilled cheese and chicken n’ waffles with honey jalapeño butter. Nearby, Plaza Mexico has classics like steak fajitas and carne asada street tacos, while Italian Sensation is next door with pizza, pasta and paninis. Fallston Barrel House is another highlight, where folks may enjoy craft beer and pub fare with live music. For dessert, Log Cabin Chocolates has been making homemade candies for over 100 years.

Play, hike and fish in Pleasant Hills
For pick-up sports or an outdoor picnic, Reckord Road Park is a local go-to with playing fields, baseball diamonds and a playground. At the 18,000-acre Gunpowder Falls State Park, there are over 120 miles of dirt-packed trails for hikers, bikers and horseback riders, including the 5-mile Little Gunpowder Falls State Park Trail, along which birders can try to spot local avians like ring-billed gulls and red-winged blackbirds. Locals may tube, kayak and canoe down Gunpowder River, which is stocked with brown trout for fishing. Golfers can practice their swing at Bel Air Golf Center’s driving range, or head about a mile away to the semi-private, 18-hole Mountain Branch Golf Course for a round.
