Benton Heights consists of spacious lots a few miles from Lake Michigan
Benton Heights is a verdant Benton Harbor neighborhood, where homes come with acreage and clusters of gridded residential streets are separated by expansive plots of land. “You get the best of both worlds. You have country-style living, but you can still commute easily,” says Brianca Haynes, a Realtor with Epique Realty. “Benton Harbor is so small that it’s convenient to get anywhere.” Most homes are less than 4 miles from the city’s main stretch. The shores of Lake Michigan are about 6 miles away, where gentle waves lap along sandy beaches and the water seems to stretch on forever.
Midcentury homes, original Craftsman-style houses and fixer-uppers
Mature trees and thick foliage border the weathered roads that run past homes in Benton Heights, where driveways lead into front yards that are otherwise fenced with a chain-link perimeter. Cottages and ranch-style homes built from the 1940s through the 1970s mainly comprise the neighborhood’s streetscapes, while Craftsman-style homes from the 1910s and 1920s are a less common find. These older homes tend to be concentrated in western Benton Heights, closer to the center of the city. The price range of homes in the neighborhood falls between $60,000 and $185,000, and prices depend on lot size — some properties come on as much as three-quarters of an acre. “Most of them have decent-sized lots, and buyers like the extra space and privacy,” Haynes says. “The privacy keeps it quiet because you’re almost an acre away from other homes.” Fixer-uppers and investment properties go from $10,000 to $55,000.
Proximity to interstates 94 and 196, as well as downtown Benton Harbor
Main Street traverses the neighborhood, leading to downtown Benton Harbor, less than 4 miles to the west, and merging with Interstate 94 in the east. Interstate 94 travels east past Kalamazoo into Detroit and west toward Chicago. It also connects to Interstate 196, which leads north into Grand Rapids. The Twin Cities Area Transit Authority maintains two public bus routes that stop throughout Benton Heights and the nearby communities of St. Joseph and Stevensville. U.S. Route 31 takes residents to the South Bend International Airport, which is about 36 miles away.
Casual golf course, nature center and a community gathering space
The Blossom Trails Golf Club offers an 18-hole course and a laid-back atmosphere where collared shirts are not required. Its par-3, “Little Bud” course, which totals nine holes, is designed for the aspiring linksman. North of the neighborhood, the Brown Sanctuary encompasses 173 acres of marshy landscape that surrounds the Paw Paw River. The land — home to various species of migratory birds — is owned by the nearby Sarett Nature Center, which has various trails and a butterfly habitat. Southwest of Benton Heights, sports enthusiasts will find three baseball diamonds and two basketball courts at Union Park, one of the community’s popular gathering spaces.
Local eateries near Benton Heights and national grocers to the south
Fried Rice & Thangs is one of the few restaurants in Benton Heights. A Black-owned, Chicago-style eatery, its menu revolves around fried rice dishes, as well as soul food classics like turnip and mustard greens, chitterlings and crispy fish. More restaurants are located on Pipestone Road, like Grand Crossing Bar and Grill, which hosts Football Sundays during the fall, and La Perla Produce, a Mexican eatery with a small market inside. “La Perla is very popular, and they have amazing burritos,” Haynes says. Grocery chains, including Aldi, Meijer and Walmart Supercenter, can be found in a large commercial area about 4 miles south of the neighborhood. Other big-box retailers nearby include Lowe’s Home Improvement, T.J. Maxx and PetSmart.
Three elementary schools and technical education at Benton Harbor High
Children in Benton Heights can begin their educational journeys at the Discover Enrichment Center, which offers prekindergarten and kindergarten and earns a C-plus grade from Niche. They may then move forward to Martin Luther King Jr. Elementary School for first through third grade and Fair Plain East Elementary School for fourth and fifth grades. Both schools score D-plus grades. Next, they may enroll at D-rated Fair Plain Middle School and Benton Harbor High School, which maintains a C-minus. Students at Benton Harbor High may choose from career and technical education programs in computer systems networking and telecommunications, construction trades and media communications.
