Benton Harbor is a town on the shore of Lake Michigan, with white sandy beaches and the South Pier Lighthouse on the horizon. Midcentury suburbs like Higman Park sprawl through the area, quiet until the summer rush brings visitors from across the state eager to visit the coastline and the golf course that surrounds it. “I’d say it’s about a 50-50 split between people who have their permanent home and people who have their second home there,” says Real Estate Professional David Shepherd of RE/MAX by the Lake, a resident of over 30 years. “The big draw is that it’s right there on the lake, and that it has public access to it.” Its multiple beaches and tree-lined residential streets make Higman Park an attractive part of Benton Harbor, whether to make a permanent home or to visit for the summer.
Midcentury modern homes are common in Higman Park
Higman Park is a green community, surrounded by trees and the golf course. The homes that line its winding roads and cul-de-sacs have a distinctly suburban style. “It’s an older neighborhood, so there are more traditional homes and a few contemporary builds,” Shepherd says. “The average build year is around midcentury, and by that, I mean the 1950s and 1960s.” Cottages and ranch-style homes sit side-by-side with midcentury modern constructions and Modern Traditional builds, ranging in price from around $200,000 to $765,000 depending on the number of bedrooms, size of the lot and status of any renovations. Homes with lots over 15 acres can command prices well into the millions.
Harbor Shores Golf Club is one of America's top courses
Harbor Shores Golf Course surrounds Higman Park. This public 18-hole course was named in Golf Digest Magazine’s Top 100 Best Public Courses in America for 2023 and 2024, and it remains a major draw for visitors and residents alike. The public beaches at Jean Klock Park and Rocky Gap Park are also nearby, as is the Paw Paw River, popular with those who enjoy kayaking, canoeing and fishing.
Blossomtime Festival attracts 100,000 visitors annually
The natural landscape of Benton Harbor and nearby St. Joseph informs the region’s largest annual event. The Blossomtime Festival, a celebration of the spring blooms at the area’s many orchards, draws over 100,000 visitors every year. Many other popular activities involve the agriculture of the region. “People come every summer for pick-your-own berry farms, vineyards and tons of orchards,” says Shelby Sullivan, an area native.
Benton Harbor and St. Joseph have small, locally owned commercial districts
Martin’s Supermarket in St. Joseph is one of the closest grocery stores, and Walmart Supercenter on Mall Drive is the nearest big-box retailer. Most of the Main Street area is populated with locally owned businesses and eateries like Plank’s Tavern on the Water. “Within town, it’s mostly mom-and-pop shops,” Shepherd says. “The largest shopping destinations nearby would be Grand Rapids, South Bend and Kalamazoo.”
Our Lady of the Lake Catholic School is a well-regarded private option
Children in Higman Park are zoned to attend Benton Harbor Area public schools, such as Fair Plain East Elementary, which receives an overall D-plus from Niche. Fair Plain Middle earns a D. Benton Harbor High, the home of the Tigers, scores a C-minus. Private alternatives include Our Lady of the Lake Catholic School, a faith-based institution that serves students from grades 6 to 12 and holds an A rating.
Michigan 63 and Interstate 94 are the main thruways
Michigan 63 is the highway that cuts through Higman Park, heading to downtown Benton Harbor and across the river to St. Joseph. Whirlpool Corporation's corporate headquarters is located just off this road in the center of the neighborhood. On the south side of St. Joseph, M-63 becomes Niles Road, the quickest way to South Bend. Interstate 94 is the closest major thruway, providing the most direct access to Kalamazoo.
